The broker should get paid. the exclusive agreement is to protect the broker from you selling the boat out from under him. because it costs the broker money to advertise your boat. so if you sell the boat without paying the broker, you basically are stealing money from the broker.

Why not just tell the broker you have decided NOT to sell, and then just sell independent of him.
