It can be gutted to the 2x4s and rebuilt if the slab is properly repaired. New windows and doors with all new drywall and pretty much rebuilding the whole thing can make it a nice house.
It is about location though. If the schools are outstanding, the crime low, the traffic light, and the neighborhood desirable then it is worth the effort.
lol back gate has bad schools high crime bad traffic and is surely not desireable place to live.
