You mentioned if you have damage to report to insurance company. I have found that insurance companies try to steer you away from putting in a claim. I recently had a vandalism claim, and was asked if I really wanted to claim on my insurance,
since if there is a second claim, I would be paying a fee, another words my premiums would go up to cover a % of the second claim.
It is amazing how you can pay into ins. for years, have a claim or 2 and look out!
