You need wardrobes, reenforse the roof and make a roof top garden/patio knock out some walls downstairs int eh kitchen (non load bearing of course), make one room just a room of murphy beds that just fall out of the wall as your guests arrive and when not inuse turn into a library
Not HGTV but it certainly looks like it has lots of potential particularly with the open space. Congratulations!!
