  • If Buyer are looking in 2 years you've not done your job. agents work for the deal and the commission. if you don't provide comparables, as standard practice, you're not doing the bare minimum. Buyers agents work the deal, with another hat. If you know someone in a divorce or lost their job or any other information with which buyer benefits...you can get paid. Other wise it's all the deal, dual agency.

  • Only true Exclusive Buyer Agents who never represent sellers can make this claim. Also, if you work in an agency that takes listings, you cannot guarantee your buyers that you will advocate 100% for them. Only Exclusive Buyer Agents represent homebuyers without potential conflicts of interest. Lastly, if you use an agreement form with your buyers that has "exclusive buyer agency" on it, you are misleading your clients into thinking they have hired a genuine EBA.

  • @truenorthable Buyer Agents, "exclusive" or not, are just scams to sell houses. If I want to buy a house, I'll make the offer directly to the listing Realtard. I think I can represent myself.
