I have a new investor client and I have been trying educate for 6 months now that we need to find a home that will give a good ROI and that it needs to be in a good neighborhood. To date I have discourged him from buying the homes we have seen so far because I didnt' feel like they were good investment properties for various reasons.
With 20% down in Toronto Investment condominium are still returning 8.5% on the gross purchase price values. That translates into HUGE returns and automatic appreciation. Its a wonder our market has continued as long but we have a rental vacancy factor of 1.6%
