Well, I'm caucasian and I've lived right in downtown for two years now and have seen a resurgence of the town's energy and vibrancy. Latinos of all sorts are here building a new community here, starting businesses, renovating broken down houses, it's a great place.
I heard Passaic has the highest percentage of Mexicans of any city in the northeast. New Brunswick, NJ also has a large mexican community. They saved both those cities from decay.
