  • I agree. Keep in mind most flat rate brokers also are full service brokers so they are capable of offering help if asked even if they're not getting full commission. IMO they are also more enlightened that your typical broker. They understand full service isn't for everyone. Not to mention a limited service listing can be upgraded at any time. A smart broker can build trust and rapport to easily turn it into a full service listing if nothing happens in the first couple of months.

  • Most of the flat rate brokers will bend over backwards to help you out these days. There really are more and more good ones out there.

  • BTW, If you use a flat rate broker make sure you have control over the creation of the listing and you receive the phone calls directly from the MLS and make sure they have a way to efficiently get the Realtor.com inquiries to you since you're not allowed to list the seller number there.

  • I've trained Realtors for over eight years. Done over 1000 transactions. First of all an agent by law can't steer someone to your home based on commission. If that's their motive for showing the house first you are attracting a crooked agent. A well done listing with lots of good photos, description and an easy way to get easy showing instructions is what really attacts selling agents.

  • @RealEstateMiracles But still, you can't bypass human nature. If all things being equal and they very rarely are, an agent is going to show the house where they make twice as much first.

  • I'm sorry to bust your bubble but listing agents work also. A listing agents salary would so volatile is this were true. Imagine a listing agent really waiting for a buyers agent to come with a buyer to save the day. For example, in my market a property can take over a year to sell. The highest days on market is 944, lowest 0, average 77, and the median is 42. I guess listing agents better cross their fingers.

  • Sadie, can't help you out, but just Google Flat Fee. There are some decent ones for sure. 6 or 7% of several hundred thousand is just plain unnecessary. Good luck!

  • Good luck with this idea. There are a number of issues with this idea. The rest of the US is not OHIO and in general over 95% of for sale by owners hire and agent for a reason!One of which is that many sellers hire an attorney which can in fact be as expensive or even more expensive than the agent who if you pick a good one will work his ass off.

  • @stevesellsmaine I have worked with hundreds of agents and met only 3 that worked their ass off. :)

    Just saying... You may be one of the few exceptions and a decent attorney will in no way cost more than a couple of hundred dollars for these types of transactions.

  • Real estate realistically priced in line with the market, marketed aggressively using all media and experiences from past sales cause trips to the closing to happen. Leave one out the over priced, under marketed property helps sell others that are getting the attention they need (deserve)

  • And I have seen selling agents screw up deals because it cut into their commission and kill deals that the seller would have taken and desperately needed. Peddle the BS elsewhere. :) 90% of the agents out there are mediocre and the 10% good ones and the 90% of the bad ones know this...

  • I don'' blame you for not showing your face...I would advise anyone watching this to be very careful and do your homework. He's not telling you that you are representing yourself. The "Selling Agent" is a Buyer's agent and is putting the Buyer's interest ahead of your interest in the transaction. And that's just for starters...Be Careful!

  • It is a rip when the listing agent gets paid X% of the total amount of the listing price. Because most of the time the seller has a mortgage amount pending plus all the closing costs and repair, if there is any. No wonder old houses keep going up and up on prices, the sellers are forced into adding to the price of the house all that in order not to lose part of their principal.

  • I am not sure what to respond to as I have no clue as to what you are talking about. This system rewards the person doing the Work. Or you can just spend $5,000 on a bunch of TV spots on your home on a local TV station and save money and get it sold. :)

  • I think you must be the worst investor in the world this process makes no sence. yes the selling agent makes more connections with the buyers because the listing agen markets to the selling agent not the community. get a job and stop trying to figure out how sav e a buck because you 200k home is going to be on the market forever.

I Invest in Real Property (REO and Some short sales) Most are below 20K market value in California, Arizona, Nevada and Washington State (but can find any state) Reply to me and I can get you on my list.  ALSO - Wanna know how easy it is to sell a home without a Realtor if you are in a bind? I got 2 stories - both personal. Used an Investor and didn't foreclose(1) Used a Realtor and foreclosed (2) Case CLosed.

  • Would like to agree with you only if it were true. Who reads print media anymore? I am not saying all listing agents are bad. But even on a 200K house, someone could spend 2 or 4 k on TV ads, Ad words, & have a better chance of selling a house & come out 9k ahead of the game. In Ohio, 65% of the properties are sold without an Agent these days. Then it comes down to who has the buyer, not usually the listing agent. Only the smart ones are going to be left in 3 years or so. Convince me.

  • He has no clue...marketing, ads, print material, virtual tours, MLS could be in 2 county's.....It's the marketing by the LISTING Agent that will attract the buyers.

  • This type of listing does work. Of course you do have to pay for your own marketing, show the property and do all your own open houses, etc..., but if you we're just going to try to selling it as a For Sale By Onwer property, you would be doing this anyway. His system is about the only other way to get your property on the MLS without a listing agent. Again, these ideas are simply designed to give you some creative ideas on getting extra exposure when selling your house...

  • The short answer is that if you Google flat fee listing services you will find several dozen for each state for less than $500 and most are well under that. The Bottom Line is that this does work because it is just common sense.

  • This man simply hasno idea what he's talking about! It would cost the listing agent $ with this program. My office fees per listing is $750 that'B4 I can get any $. In my area, the discount brokerages are closing.We are now in a time where its critical to niche market to key individuals to actually get a home sold.

    Will make it look more professional. The last time I had a presentation look like that was in middle school.
