Real Estate: Buying, Selling & Renting : How to Get a Higher Appraisal

I just had an appraisal done at my house today. I asked the guy what they look for. He said they don't care how clean it is, or what it smells like. They check square footage, ammenities, 'built-ins' like stuff that wouldn't be taken with us if we move, and a manicured property . . . well mowed. AND that the house is generally 'taken care of'. No holes in the walls, etc
