The houses cost so much for them to build because they buy the trailer, all of the materials, and some of that stuff they use is pretty high end. Plus, it takes longer then you would think to build one of these. So, cost of material and labor? It justifies the price if you don't think you can do it on your own. If you did it on your own, you could change things to help the cost-like no stainless steel counter tops. And other changes.
the best thing to do is build one on your own, or to pay a contractor to do it considerably less than 50k, 12-15k I can certainly see. On you own, if you get stuff on the cheap/sales, etc... 6-10k is doable.
I can see how charging 50k would be reasonable considering the amount of time to build it. The "R" value in these homes are far greater than buying and RV. As for land being cheap in Canada, yes in some places but not so in other areas. Its my intent to build one of these in the next couple of years. The cost to heat 140sq ft during a Canadian winter compared to a 1500sq ft home still represents a huge savings. Large home=more maintenance and costs vs small home=less maint and costsYes?No?
What a friggin ripoff. People are not downsizing only because they dont want a big house but they also dont want a mortgage. 50k is not along those lines. 20,000 is a more realistic price but for what that house has, anyone could build that for under 5 grand.

Regardless 50k is a hell of a lot less than 120+ and going through a long ass mortgage. Additionally, they also have houses for less. Take a look at the site, go to houses, and look at the box bungalows. The Gifford is a personal favorite of mine and one I intend to buy when I am done with college.

And here in Canada at least, most banks will not give you a mortgage to purchase land and of course there are certain building codes and limitations depending on where you live. So, you'd basically need to have the cash to buy or build yourself and buy your own land in an area where you are allowed to build and live in such a structure, which means likely living in the boonies. That's the issue.

Most of the models that Tumbleweed sells come standard with such connections and you can therefore be connected to electric and plumbing utilities. It is indeed a long investment to make, but considering in the state of Iowa these houses dont consume more than $180 a year? (not a typo, you're reading it right) I deem it a risk to take.

@sauceykat Perfectly understandable. Ideally I would want a similar set-up (though honestly 1000 sq feet is to big for me. had a 1 bdrm apartment once and it still felt too big lol). It darn near impossible in alot of places. As you have mentioned, the price of land is up in a lot of places. Time will tell to see if the transition gets easier but it doesn't look like that will happen anytime soon. It'll take some doing but I think we can do it. Its a matter of how stubborn you can be. :)
@Kohdeify I could easily live in 400-500 sqft (quite comfortably, in fact) but I just figure that if I'm going to be buying land and building, having that little bit extra space to have a spare room/office might be nice. Plus, space for my dog (at least I have a compact Yorkie lol). But you're right, unless there is some kind of revolution, things aren't going to change any time soon. Esp. up here in Canada where we haven't really been affected by foreclosures, deflation, etc.

The price for your homes is not in-line with the national average of the U.S. I am nonetheless glad that homes are cheap where you come from. However, the national average in the United States for a small family home is over 200k and that same home is also generally over 2000 sq ft. I do not need that much space and cannot afford a huge mortgage. Hence my support of small living.

Focus on the real message folks - most people live FAR beyond their means. The wealthiest people in the world live frugally, and then splurge when they can afford it. This guy is showing how we could live within our means in a way that is rewarding and fun. I'm intrigued by the flushing toilet which suits portable living. there are prefab eco homes that are this same price and 700 sq ft or more and are more modern, attractive and are even portable. (some also only take 3 days to make by the company)
These are the Cadillac of tiny homes. $50,000 is pricey but a similar (space) home can be built on a trailer for $10-15k. Won't have all the same luxury features but will be just as functional.

A WM shirt is absolutely serviceable and useful. Yet, I know after taking a class in fabric production and producing fabric and clothing there is also a quality difference in personal and well designed fabric justifying the cost to me.

I grew up in a 33 ft travel trailer and it was enough for a family of 4 with a dog &cat, but plagued with issues because it wasn't built like a home. Tumbleweed homes, however, are built like a home.
You'll never buy a mobile home as durable, weatherproof, or liveable as the tiny house. Plus it passes the date test: you'd be proud to bring a date back to this home for dinner. RV trailers scream white trash warnings.

I live in Tennessee. I purchased a 14 X 28 Minnite built portable building. It has 4 windows and a metal roof,,, T-11 siding with a cedar stain/sealer. This is the best built I have ever seen, 16 in on center walls. I paid $5k for it then spend another $6000 make it a home. I wired it with 12 volts like an RV and added an RV Frig. I installed 1100 Watts of solar & a 400 Watt wind turbine. No need for 120volts which must meet codes. I am off grid but I have city water and a septic tank.
@lapa826 Because RVs are made of cardboard and styrofoam. They aren't made to be lived in. They freeze in the winter. Oh, and they are lame,overpriced junk that loses half of it's value when you drive it home.
It is tempting having 90% of your money to spend on yourself and not on interest to a bank.. Plus I dont think the utilities would be very much. For a single guy these things might be a good start if you are like me and hate the thought of living in debt..

You can make your own design and use salvaged materials or even partially brand new materials and make something similar for less than 5 grand. 50 thousand for this is WAY too much...but they're pre-making them and pre-pricing so they have to go with the high end of what the materials run, and the standardization doesn't allow for salvaged materials. I could build a conventionally sized house for less than 50 grand, but it would have to be with the materials I could find at hand. Thats the key.
@paypalbid In my opinion, when you watch this video, it's clear why the sq ft cost is high -- every sq inch looks like furniture. Contrast that with many trailers, where the finish is more a cross between Mattel and Motel. Also, one of the mechanisms that drives builders to build larger and larger is that once the high cost rooms (kitchens, bath rooms, etc.) have been built, adding low cost square footage like living rooms and bedrooms inflates the price to the buyer at low cost to the builder.
I just bought the plans for the tumbleweed XS ..the smallest house they make at 65 square feet. Im working on the logisitics and already got a trailer picked out and working on getting a piece of land and checking the zone laws but all in all im excited and being single i will build the tiny house myself. But the no mortgage is great and once its built and the logistics worked out i can say i own a HOUSE already paid for.
@mustang071 YES! Can I suggest that you could get the shell done quickly so you sleep in it while doing all the finish carpentry and other installations? So, you eliminate your existing overhead and have more $ to put into construction and get it done faster. Sure you could find a friend willing to give you a corner of his back yard, or park in a corner of an orchard or commercial yard dirt cheap. It's on wheels, so if there's a complaint, you're "Gone in 60 Seconds"! THEN research property L8R.

Cost: Small always costs more than big. And the two most expensive rooms to renovate are the kitchen and bathroom. $20,000 for materials isn't insane if you figure all new, plus the cost of the trailer. The trailer is required for legal reasons.
As someone who has helped build properties I can tell you that whoever pays $500 for this toyhouse is being taken advantage of and he is being screwed over.

if you think about it 50k is still not a lot compared to 300k for normal house, or the 50k+ you pay yearly for mortgage and all other expenses. The labor does seem a bit priced though, but I what I think he actually means is if you want is exactly their way it's going to cost 50k and it's 20k but you won't have same quality house if you build it.

And when he wants to go on vacation, all he has to do is pull one of these into a national park, and go camping for a day or two. As for the electric bill, it would be SO EASY to completely cover the roof of one of these, with solar panels. Unless you are making payments on the solar panels, your electric bill would then be nothing at all.
I am a contractor in California and I won't leave my desk for less than $30000. The bottom line is this is built much better than any crapbox 5th wheel and from what I can see worth every penny.
I completely agree. I attended one of his workshops. These houses are built using mostly traditional housing construction techniques. These are solid to say the least. I plan on building one myself.
You can buy the blueprints from some people who do this. There is a lady in Olympia WA who built her own. She spent ten thousand dollars on it, but it looks really great, and she did use a lot of recycled stuff as well.
Tiny houses have been around for decades. They're called RV's.

The price for your homes is not in-line with the national average of the U.S. I am nonetheless glad that homes are cheap where you come from. However, the national average in the United States for a small family home is over 200k and that same home is also generally over 2000 sq ft. I do not need that much space and cannot afford a huge mortgage. Hence my support of small living.

A WM shirt is absolutely serviceable and useful. A fantastic main residential tiny home can be built for under $7k. It can be safe, with full amenities, energy efficient, blah de blah. As to Tumbleweeds' their website says you can build this for around 20k. It can be built for much less IF you are creative.

You would have been welcomed to ask me what I did. I aspire to be a farmer, albeit an old one. Until January of this year I had been saving 50% of my income. I live simply, but believe greatly in being educated. btw - my garden saved $3,000 in food costs to be invested elsewhere & no gov aid.

I grew up in a 33 ft travel trailer and it was enough for a family of 4 with a dog &cat, but plagued with issues because it wasn't built like a home. Tumbleweed homes, however, are built like a home.

I live in Tennessee. I purchased a 14 X 28 Minnite built portable building. It has 4 windows and a metal roof,,, T-11 siding with a cedar stain/sealer. This is the best built I have ever seen, 16 in on center walls. I paid $5k for it then spend another $6000 make it a home. I wired it with 12 volts like an RV and added an RV Frig. I installed 1100 Watts of solar & a 400 Watt wind turbine. No need for 120volts which must meet codes. I am off grid but I have city water and a septic tank.

You can make your own design and use salvaged materials or even partially brand new materials and make something similar for less than 5 grand. 50 thousand for this is WAY too much...but they're pre-making them and pre-pricing so they have to go with the high end of what the materials run, and the standardization doesn't allow for salvaged materials. I could build a conventionally sized house for less than 50 grand, but it would have to be with the materials I could find at hand. Thats the key.

@paypalbid In my opinion, when you watch this video, it's clear why the sq ft cost is high -- every sq inch looks like furniture. Contrast that with many trailers, where the finish is more a cross between Mattel and Motel. Also, one of the mechanisms that drives builders to build larger and larger is that once the high cost rooms (kitchens, bath rooms, etc.) have been built, adding low cost square footage like living rooms and bedrooms inflates the price to the buyer at low cost to the builder.

I just bought the plans for the tumbleweed XS ..the smallest house they make at 65 square feet. Im working on the logisitics and already got a trailer picked out and working on getting a piece of land and checking the zone laws but all in all im excited and being single i will build the tiny house myself. But the no mortgage is great and once its built and the logistics worked out i can say i own a HOUSE already paid for.

@mustang071 YES! Can I suggest that you could get the shell done quickly so you sleep in it while doing all the finish carpentry and other installations? So, you eliminate your existing overhead and have more $ to put into construction and get it done faster. Sure you could find a friend willing to give you a corner of his back yard, or park in a corner of an orchard or commercial yard dirt cheap. It's on wheels, so if there's a complaint, you're "Gone in 60 Seconds"! THEN research property L8R.

If I was going to sell these kind of homes then I would price them at around 10-15k which is the cost of a damn hyundai, 50k I could build a subdivision of these little houses and sell them with an acre of land for about 50k each all hooked up and ready to go. I visited Jay's website and this looks like the "Fencl" model, which is 130 square feet, not 120.
If someone wants to live simply, be forced to *not* collect a bunch of junk, is single, and has a place to put this, it could be an attractive idea.
Cost: Small always costs more than big. And the two most expensive rooms to renovate are the kitchen and bathroom. $20,000 for materials isn't insane if you figure all new, plus the cost of the trailer. The trailer is required for legal reasons.

The labor does seem a bit priced though, but I what I think he actually means is if you want is exactly their way it's going to cost 50k and it's 20k but you won't have same quality house if you build it.

I call that a deal. Most cars are around 20-30k. And they don't last as long as a house.
A $200,000 house may be more cost-proportionate, but most people can't afford it.

But also the easier to clean, the less junk, Custom built cabinetry was the largest cost. Had to build around so many things, and squueze cabinets between studs. Worth it? DEFINITELY! Even my 16 yr old loves our cool house. Utility bills inder $40 peronth. No mortgage. 10 minutes to clean it thoroughly. Open your mind.

@MACKATTACK1970 Not a newly built one. In lower priced markets living area costs almost $100 per square foot = $100,000, plus porches, decks, garage, etc. Used homes are undervalued by too many repos. But no builder will build a new home for less than the cost.

That would make it $46.00 a sqaire foot including LAND.

We are talking about a real house in a nice neighborhood with REAL ESTATE for 1/10 the price of this toyhouse on a per square foot basis.

If you are on a budget look up "PARK MODEL HOMES" and again you will get your moneys worth versus this toyhouse.

@MACKATTACK1970 ....Yeah...I saw some new 12x40 Park models in Yuma for about 20k with central air & heat. This is a great alternative for retired people or those that have lost thier homes...or just like to live cheap.

A 12x40 gives you 480 square feet, that's enough for one or two persons and the price makes sense.

And when he wants to go on vacation, all he has to do is pull one of these into a national park, and go camping for a day or two. As for the electric bill, it would be SO EASY to completely cover the roof of one of these, with solar panels. Unless you are making payments on the solar panels, your electric bill would then be nothing at all.

I am a contractor in California and I won't leave my desk for less than $30000. The bottom line is this is built much better than any crapbox 5th wheel and from what I can see worth every penny.

I completely agree. I attended one of his workshops. These houses are built using mostly traditional housing construction techniques. These are solid to say the least. I plan on building one myself.

You can buy the blueprints from some people who do this. There is a lady in Olympia WA who built her own. She spent ten thousand dollars on it, but it looks really great, and she did use a lot of recycled stuff as well.
