jason... good info, just had a flip sale and was already aware that my buyer was using a local credit union and luckily found out from them that title seasoing was no issue..... i'm a lender myself and would put out a "heads up" to any flippers out there who's buyers indicate they've already been pre-qualified for any type of gov't loan (FHA/VA/USDA) all of these have 90 days or more title seasoning so get these folks connected with another lender.....

Now our buyer would have to find a property that he likes with this bank? Our they just need to be pre-approved with this bank to close the deal?

I had buyers go to three different banks before we found one that would work. I wish I had known how to explain this to banks before sending my buyers on a wild goose chase. I know I won't be that lucky with agreeable buyers like that too often. Thanks Jason
