I want to share a great book that just came out is called "REO BOOM" that teaches step by step procedures of what a real estate agent should do. This book is by farthest the best one out there. I been trying to get into REO's and I was able to follow the "REO FARM" method and i got my first listing withing 2 months :)
Hmm. I've sold quite a few homes at open houses... Think about it, the buyers coming in are LOOKING for a house thats like yours. Would you waste time going to look at a house that you would never buy? (unless its just a crazy nice, unique house that everyone would want to see) I also couldn't imagine any real estate agent not showing you offers from another party. That would be so bad. Maybe I'm naive but this video gives Realtors a bad name. Though some might deserve it I guess.

In fact, if the seller wants to go through all the research to check for COMPS,etc., than go get your license, learn the business and make some money at it. The author of this video has no understanding of a RE transaction and the liability issues that are involved.
Wow. This is more than a little ignorant, particularly Tip #2. Very, VERY few agents would even consider not presenting an offer, as doing so is a good way to not only lose one's license, but get sued. Also, what you think your home is worth, or what your Realtor thinks the home is worth is IRRELEVANT. Neither of you set the market price - only a buyer can do that.
As a Realtor here in Canada, I was both offended by this inaccurate video, and concerned that a potential client may believe this slander.
I am Bound by a strict code of ethics and government control. There are very very few Realtors willing to throw away their licence and risk a jail sentence for such stupidity.
Who is this guy? Mostly bad or inaccurate advice. Colorado has some of the most ethical brokers in the US. Who wants to lose their license for a few buck? Just try selling your own house. What a ridiculous video. I'm sure there might be a couple unscupulous real estate agents out there, but far too many invest too much time and money into their careers to risk losing their license for unethical behavior. This industry is policed heavily by other agents who loathe dishonest people.
This video, although entertaining, is not a good reflection of the real estate business. One or two bad apples give real estate agents a bad name. Anyone know a shady, dentist, doctor, insurance agent, or attorney? Let's not pick on RE agents.. but shady business practices in ANY business. Your best bet is always a referral from a friend or co worker who has used an agent and had a good experience.
This is very funny. I hope that is the intention, otherwise, it's one of the top two most insulting things I've ever seen. Real Estate agents are professional business men and women, not used car sales people. We don't sell a product, we share our expertise to help home buyers and sellers with their transaction. We are required to serve their best interests, even above our own. All professions probably have a few bad eggs but I'm certain that percentage is low in our industry.
As a broker (and licensed ICC Building Inspector) with over a decade of experience acting as my clients advocate, I had to laugh. I suspect the makers of this (and similar) video's and "anti-agent" posts probably are folks who got a bad agent at one time (like any industry - they do exist) and are emotionally scarred for life! I wonder if these folks got a poor quality Dr or lawyer, would they also advocate doing your own surgery or going to court to act as your own lawyer?!
Most of the things shown on this video are criminal under Canadian and/or various provincial laws. To suggest that these things are common among real estate sales reps is ridiculous and slanderous. BTW, the poster got the terminology wrong, unless he/she was referring only to the small number of real estate sales people who are brokers. Most are not.
This video is outrageous we as agents or realtors are always trying to help you to the fullest. I can understand in this bad time we are all going through you will meet some pushy agents but i recommend you make your agent your new friend so that you can feel comfortable with them and trusting him or her to be there for your family. Remember! If you cannot call your agent or realtor by his name and feel comfortable saying it then you should just find another professional.
In my experience, sellers generally insist on an open house, even though I tell them that it is not generally an effective marketing tactic. For sale by owner properties sell for 3 to 5% less than properties sold by a Realtor, and the seller has to do all the work. Plus, do you really think a seller sees a buyer's ID before inviting them into the house, like a Realtor in required in law to do? And what about writing an enforceable contract? And it is law that all offers be presented in my area
much of this is at the very least misleading, but a few points I do agree with. Of course a buyer should have an inspection, and being independent of the Realtor is wise.However, if it were found that an agent was steering clients to an inspector who gave 'rubber stamp' approvals, both would lose their licence and could be sued.
I don't believe the stats on marketing time for Realtor selling their own home. Where does the data come from? The longer a home is on the market, the less it is worth.

They will have to qualify for a loan to purchase your house. That is the best way and safest way so that you are no longer liable for the loan amount. I don't know that details, but your parents should go to a mortgage broker (or their bank) and get preapproved before you do anything else. Did you transfer the deed already?

As previous comments stated, many of the things suggested by this video are a violation of state law and against the Code of Ethics that Realtors agree to operate by.
There are always bad apples. But in my state, you'll lose your license if you don't put your client first. Any Realtor worth their salt will work first for their clients, knowing that in the end, those clients will recommend them to another person.
Talk about a worst case scenario broker, I know many more brokers that work their butts off to be taken advantage of by their clients and these discount brokers are going broke left and right leaving only the high dollar guys.

Everyone staunchly against this video seems to be so because they themselves are employed in the real estate business - can you say "conflict of interest" anyone? Real Estate Agents are not employed, they are self-employed independent or affiliated contractors. Employees get taxes paid through the employer, an agent pays his own taxes and runs his own business. This seems to be a common misconception. An employer can tell an employee how to execute a certain job, an agent is hired for a fee to do a job but has the freedom to complete the task as it suits him.
okay, I'll give you a different perspective. I'm not in sales, but "how to" videos/books/websites are also in the business of slandering a chosen profession in which they elected to target. Why? As you put it, it's called business. That's how these "how to" organizations make their money. This video was most likely made by a failed RE professional who figured he/she could make more money slandering the profession.

98% of Realtors should never have left their retail or fast food jobs. There are too many Realtors (over 1.3 million), a backwards commission plan which screws both the consumer and oddly enough -the agent, and way too many poorly trained agents dealing from the bottom of the deck to sell a home under any circumstances which favor only them.
Realtors work in accordance with a code of ethics which prohibits us from taking part in most of these activities that this film maker says we will do to cheat a client. Realtors who are successful are typically honest to a fault. We can not mislead clients and expect them to send us referrals. This "film maker" needs to do better research.

The 2 sides to this argument are like fire and ice. Buyers in this market, especially here in AZ, WILL NOT BELIEVE their home is valued so low when they have put so much into it. They don't realize that with so many distressed properties in their neighborhood, the appraiser doesn't have much choice and must use those dirt cheap houses as their comps in the appraisal. Nice video. Another piece of advice: go with a broker you know and trust. We did - we knew her long through our community and local journalistic work (for years) before we hired her. She made no bones about telling us the truth. We bought, and were happy (and happy to help her out with a commission even though she was working outside her normal area).
If this video was added in 2005 then I'd say there was more validity to the presented points. Currently its takes a lot of work to get a home sold. In most markets the time on market is 10 months. Comps are what properties sold for in the last six months however in some markets prices have come down 10 - 15% in the same time. Overpricing your home so it stays on the market longer probably guarantees that your home won't sell at all. This video is no appropriate in most markets in 2009.
Wow! That makes true professionals look bad. Step 1 It's true one should do their homework...however agents don't set the price...the market does. Step 2. Agents don't keep their home on the market longer....they know that will only yield a lower price in the long run. Step 4. An agent is legally required to "present all offers" Step 7. This can be done...but usually yields lower prices, more frustration, and increased need for dispute resolution.
I am an agent in Los Angeles and I think this video is somewhat awesome, buyers and sellers should always be as informed as possible but if you do want top dollar for you home or find the right home with some help you need to see an experienced Realtor, anyone can get a license but not anyone can actually do the right job.

Look at all the agents all scared about the truth! 80% of them aren't qualified to work at Lowes let alone be involved in a transaction of thousands of dollars. Buyers and sellers get out there and do your research don't ever just listen to an agent. The 80% are overpaid and desperately want to protect that commission based on the percentage of the property. It makes no sense. $300,000 or $3,000,000 same work. Don't lose money to an agent find a new internet based company they are better.

Many realtors are not very educated or take the job seriously, so this message might apply to homeowners who are dealing with those realtors but the message should be to get educated as much as possible and find a realtor that is going to tend to the clients specific needs.I specialize in helping homeowners avoid foreclosure.
Yes... as in most professions, there are some bad apples. But its like saying that all dogs are bad because some bite. - Some agents will negotiate for a lower rate, some do not. With the largest transaction of most peoples lifetime why would a person not want good advice and help?

A Lot of mixed messages here! You don't know jack about really selling real estate. We have a strict set of rules and guidelines that we must follow in order to transact real estate. I agree there are some real estate agents which are unethical, but I can tell you from direct experience that those agent won't remain in the business with poor ethics.
This is as entertaining as a Saturday morning cartoon. And almost as realisticBrokers sell their houses for more money because they stage them properly and price them correctly thus selling the house in a SHORTER than average time frame. Houses that stay on the market longer, typically get LESS money because they develop the stigma created by buyers wondering whats wrong with it and why hasnt it sold.
I agree this video doesn't apply to all realtors. But I think people should take the part about selling the home yourself. Many homes in my area sell for $1m+. With 3% commission for the seller's agent, that's $30,000. Spend a couple of days reading a book and posting your house on Zillow :)
A college degree is a prerequisite for getting a broker's license. It's impossible not to use a broker since every agent works for one. A broker isn't allowed to recommend any house inspector. Finding a $70,000 house in SoCal on CRAIGSLIST is the real scam that this guy needs to look into.
Actually, there's more to it than just open house. The majority of sales occur from private realtor driven showings, which result from marketing to real estate professionals (who then bring their clients) and current neighborhood owners. Then there's writing the contract... If you someone really wants to do the foot work and sell their own property, I really encourage them to hire an attorney or legal counsel to help with the contract(s).
I really disliked this video; it is a really slanted view of Realtors and the work that they do. FSBOs keep their homes on the market longer than brokered listings, and generally sell less for asking. Being a Realtor involves a lot of time and marketing that, unless you're a f/t real estate professional - home owners generally don't have the time/resources for.

I was required to complete educational requirements and a licensing exam which covered state specific laws as well as broader national information. I am also required to take a battery of continuing education courses on an annual basis. Also, for a Broker's license, one must possess "a reputation for or record of competency, honestly, truthfulness, financial integrity and fair dealing." for a period of 3-5 years, circumstancial. It's hardly something one can just "jump into".
The businesses have practiced mal-investment, it's not the consumer's fault that they are in trouble. If they're in trouble, good, they learned a lesson. If they fail, it sets an example to others.

Anyone who has actually worked with a Realtor knows that everything in this video is FALSE and MISLEADING. In fact, if the seller wants to go through all the research to check for COMPS,etc., than go get your license, learn the business and make some money at it. The author of this video has no understanding of a RE transaction and the liability issues that are involved.

Wow. This is more than a little ignorant, particularly Tip #2. Very, VERY few agents would even consider not presenting an offer, as doing so is a good way to not only lose one's license, but get sued. Also, what you think your home is worth, or what your Realtor thinks the home is worth is IRRELEVANT. Neither of you set the market price - only a buyer can do that.

As a Realtor here in Canada, I was both offended by this inaccurate video, and concerned that a potential client may believe this slander.
I am Bound by a strict code of ethics and government control. There are very very few Realtors willing to throw away their licence and risk a jail sentence for such stupidity.

Who is this guy? Mostly bad or inaccurate advice. Colorado has some of the most ethical brokers in the US. Who wants to lose their license for a few buck? Just try selling your own house. Wait till you get a lawsuit because you didn't know the law. Pay a decent commission, show your broker will work hard for you. He has expenses and time, effort spent. Lack of education can hurt you and your wallet.

What a ridiculous video. I'm sure there might be a couple unscupulous real estate agents out there, but far too many invest too much time and money into their careers to risk losing their license for unethical behavior. This industry is policed heavily by other agents who loathe dishonest people.

This video, although entertaining, is not a good reflection of the real estate business. One or two bad apples give real estate agents a bad name. Anyone know a shady, dentist, doctor, insurance agent, or attorney? Let's not pick on RE agents.. but shady business practices in ANY business. Your best bet is always a referral from a friend or co worker who has used an agent and had a good experience.

This is very funny. I hope that is the intention, otherwise, it's one of the top two most insulting things I've ever seen. Real Estate agents are professional business men and women, not used car sales people. We don't sell a product, we share our expertise to help home buyers and sellers with their transaction. We are required to serve their best interests, even above our own. All professions probably have a few bad eggs but I'm certain that percentage is low in our industry.

As a broker (and licensed ICC Building Inspector) with over a decade of experience acting as my clients advocate, I had to laugh. I suspect the makers of this (and similar) video's and "anti-agent" posts probably are folks who got a bad agent at one time (like any industry - they do exist) and are emotionally scarred for life! I wonder if these folks got a poor quality Dr or lawyer, would they also advocate doing your own surgery or going to court to act as your own lawyer?!

Most of the things shown on this video are criminal under Canadian and/or various provincial laws. To suggest that these things are common among real estate sales reps is ridiculous and slanderous. BTW, the poster got the terminology wrong, unless he/she was referring only to the small number of real estate sales people who are brokers. Most are not.

This video is outrageous we as agents or realtors are always trying to help you to the fullest. I can understand in this bad time we are all going through you will meet some pushy agents but i recommend you make your agent your new friend so that you can feel comfortable with them and trusting him or her to be there for your family. Remember! If you cannot call your agent or realtor by his name and feel comfortable saying it then you should just find another professional.

In my experience, sellers generally insist on an open house, even though I tell them that it is not generally an effective marketing tactic. For sale by owner properties sell for 3 to 5% less than properties sold by a Realtor, and the seller has to do all the work. Plus, do you really think a seller sees a buyer's ID before inviting them into the house, like a Realtor in required in law to do? And what about writing an enforceable contract? And it is law that all offers be presented in my area

much of this is at the very least misleading, but a few points I do agree with. Of course a buyer should have an inspection, and being independent of the Realtor is wise.However, if it were found that an agent was steering clients to an inspector who gave 'rubber stamp' approvals, both would lose their licence and could be sued.
I don't believe the stats on marketing time for Realtor selling their own home. Where does the data come from? The longer a home is on the market, the less it is worth.

They will have to qualify for a loan to purchase your house. That is the best way and safest way so that you are no longer liable for the loan amount. I don't know that details, but your parents should go to a mortgage broker (or their bank) and get preapproved before you do anything else. Did you transfer the deed already?

There are always bad apples. But in my state, you'll lose your license if you don't put your client first. Any Realtor worth their salt will work first for their clients, knowing that in the end, those clients will recommend them to another person.

Did the producer of this video get their information from criminals that used to sell stolen goods on the streets of major cities? Yes, there are a tiny percentage of people who will try these "tricks" on clients but Realtors are professionals who want RETURN BUSINESS and they know they won't get it if they rip off their clients! Everyone staunchly against this video seems to be so because they themselves are employed in the real estate business - can you say "conflict of interest" anyone? Real Estate agents DEFINITELY use these tactics and anyone would be naive to think otherwise - they get paid faster that's the bottom line, money talks no matter what profession you are in - it's called business, this is how they make a living.

My advice, move on to the next broker . Agent acting as the video portrays will lead to a short lived career. Could it be possible that this scorned client was working with the seller's agent? Remember, seller's agents have an obligation to the seller. They held by laws to disclose defects, but are not required to advise you favorably. Always get your own experienced representation that puts your interest first. This is a hideously exaggerated video.

Real Estate Agents are not employed, they are self-employed independent or affiliated contractors. Employees get taxes paid through the employer, an agent pays his own taxes and runs his own business. This seems to be a common misconception. An employer can tell an employee how to execute a certain job, an agent is hired for a fee to do a job but has the freedom to complete the task as it suits him.

98% of Realtors should never have left their retail or fast food jobs. There are too many Realtors (over 1.3 million), a backwards commission plan which screws both the consumer and oddly enough -the agent, and way too many poorly trained agents dealing from the bottom of the deck to sell a home under any circumstances which favor only them.

Realtors work in accordance with a code of ethics which prohibits us from taking part in most of these activities that this film maker says we will do to cheat a client. Realtors who are successful are typically honest to a fault. We can not mislead clients and expect them to send us referrals. This "film maker" needs to do better research.

The 2 sides to this argument are like fire and ice. Buyers in this market, especially here in AZ, WILL NOT BELIEVE their home is valued so low when they have put so much into it. They don't realize that with so many distressed properties in their neighborhood, the appraiser doesn't have much choice and must use those dirt cheap houses as their comps in the appraisal. In 10 years I have NEVER met a realtor like the one pitched here. You are thinking car salesperson, so that is the mortgage biz!

This is bull****, most of the things mentioned are illegal for a realtor to do.
1. All offers must be presented promptly
2. Most owners believe "their home" is magically worth more than comparable homes- it is the agent's job to bring them back to reality.
3. Over priced homes don't sell or don't sell for that price. They languish on the market, become stale, and then sell for less than they would have brought 6 months earlier.

They plot and scheme with the buyer and their real estate agents and then come back to you and tell you what to sell for. They get a kickback on the reduced price. My Realtor is not like this! He is bound by law and follows it. This video give Realtors a bad name. The advice given is inaccurate and dangerous. Realtor provide a crucial role in the transaction and actually limit liability for the consumer.
My recommendation when choosing a real estate agent is to follow you instincts. Select someone you feel you can trust.
With regards to leaving your house on the market for longer is very misguided to say the least.

This video is entertaining, and has some good information mixed in with the general sensational doo doo. Basically it paints brokers as con-men and women which isn't true. Many are just lazy and part of an antiquated system.
Let's break it down. The price hold out advice is crap. What you think your home is worth doesn't mean anything, it's what the market for your home is.
You can sell your self, but prepare for a pain in the ass.

It does'nt take brain surgery to sell your home. The only downfall is posting on MLS and dealing with realtors harassing you to change you mind. A wealthy person would just feel not to be burden by the whole transaction . Not because potential of lawsuits. No I would'nt cut my own hair. Since there is no realestate market at the time realtors are already cutting my hair and pouring me a beer. That's their true qualifications.

Nice video. Another piece of advice: go with a broker you know and trust. We did - we knew her long through our community and local journalistic work (for years) before we hired her. She made no bones about telling us the truth. We bought, and were happy (and happy to help her out with a commission even though she was working outside her normal area).

If this video was added in 2005 then I'd say there was more validity to the presented points. Currently its takes a lot of work to get a home sold. In most markets the time on market is 10 months. Comps are what properties sold for in the last six months however in some markets prices have come down 10 - 15% in the same time. Overpricing your home so it stays on the market longer probably guarantees that your home won't sell at all. This video is no appropriate in most markets in 2009.

Wow! That makes true professionals look bad. Step 1 It's true one should do their homework...however agents don't set the price...the market does. Step 2. Agents don't keep their home on the market longer....they know that will only yield a lower price in the long run. Step 4. An agent is legally required to "present all offers" Step 7. This can be done...but usually yields lower prices, more frustration, and increased need for dispute resolution.

I am an agent in Los Angeles and I think this video is somewhat awesome, buyers and sellers should always be as informed as possible but if you do want top dollar for you home or find the right home with some help you need to see an experienced Realtor, anyone can get a license but not anyone can actually do the right job.

Look at all the agents all scared about the truth! 80% of them aren't qualified to work at Lowes let alone be involved in a transaction of thousands of dollars. Buyers and sellers get out there and do your research don't ever just listen to an agent. The 80% are overpaid and desperately want to protect that commission based on the percentage of the property. It makes no sense. $300,000 or $3,000,000 same work. Don't lose money to an agent find a new internet based company they are better.

Please don't listen to this! I would advise as in any major purchase/transaction to find a reputable company and an experienced broker if you know ABSOLUTELY nothing, and of course do your own research it will save your broker time trying to convince you. More than likely you know someone who is a broker, so work with them. Real Estate brokers are human and there are unethical ones but most are honest, this is a parody. Paying the inspection guy is something to look out for? Please get serious!!

I'm a realtor. I consider myself a great realtor because of my expertise in my market area and the results I get for my clients. This video obviously has a hidden agenda. Many realtors are not very educated or take the job seriously, so this message might apply to homeowners who are dealing with those realtors but the message should be to get educated as much as possible and find a realtor that is going to tend to the clients specific needs.I specialize in helping homeowners avoid foreclosure.

Yes... as in most professions, there are some bad apples. But its like saying that all dogs are bad because some bite. - Some agents will negotiate for a lower rate, some do not. With the largest transaction of most peoples lifetime why would a person not want good advice and help?

A Lot of mixed messages here! You don't know jack about really selling real estate. We have a strict set of rules and guidelines that we must follow in order to transact real estate. I agree there are some real estate agents which are unethical, but I can tell you from direct experience that those agent won't remain in the business with poor ethics.

This is as entertaining as a Saturday morning cartoon. And almost as realisticBrokers sell their houses for more money because they stage them properly and price them correctly thus selling the house in a SHORTER than average time frame. Houses that stay on the market longer, typically get LESS money because they develop the stigma created by buyers wondering whats wrong with it and why hasnt it sold.

I agree this video doesn't apply to all realtors. But I think people should take the part about selling the home yourself. Many homes in my area sell for $1m+. With 3% commission for the seller's agent, that's $30,000. Spend a couple of days reading a book and posting your house on Zillow :)

A college degree is a prerequisite for getting a broker's license. It's impossible not to use a broker since every agent works for one. A broker isn't allowed to recommend any house inspector. Finding a $70,000 house in SoCal on CRAIGSLIST is the real scam that this guy needs to look into.

Actually, there's more to it than just open house. The majority of sales occur from private realtor driven showings, which result from marketing to real estate professionals (who then bring their clients) and current neighborhood owners. Then there's writing the contract... If you someone really wants to do the foot work and sell their own property, I really encourage them to hire an attorney or legal counsel to help with the contract(s).

I really disliked this video; it is a really slanted view of Realtors and the work that they do. FSBOs keep their homes on the market longer than brokered listings, and generally sell less for asking. Being a Realtor involves a lot of time and marketing that, unless you're a f/t real estate professional - home owners generally don't have the time/resources for.

I was required to complete educational requirements and a licensing exam which covered state specific laws as well as broader national information. I am also required to take a battery of continuing education courses on an annual basis. Also, for a Broker's license, one must possess "a reputation for or record of competency, honestly, truthfulness, financial integrity and fair dealing." for a period of 3-5 years, circumstancial. It's hardly something one can just "jump into".

The businesses have practiced mal-investment, it's not the consumer's fault that they are in trouble. If they're in trouble, good, they learned a lesson. If they fail, it sets an example to others.
