Don't forget about insurance advice! Make sure your clients keep insurance on the home until the home closes. If they move out make sure they get a vacant homeowners policy on the home. I know they don't live there, but if that home burns down, insurance companies don't insurance vacant homes in AZ after 60 days. You do not want your client getting sued for the full balance. Your clients want and need great advice all around!
