Are people doing flips anymore since the realestate market has taken a dive? I see houses in Ca selling 39k 60K that were listed 300 plus 3 years ago. Houses in Flint selling for 5K 1K. Where we are the houses are still too expensive but they quit building them all over now they have scaled back building. The subdivisions that were under construction have not been completed there is a huge one that they are working on they would have been 90% by now if it were 3 years ago.
Great job! You made it look like fun, and everything! And it seems there's a best-seller in your secret, so i know the publishers are beating a path to your door! BTW, can you disclose how long it took you to complete each remodeling phase, or what problems you ran into and how you overcame those? Just curious.
What stood out to me in this video beyond excellent craftsmanship, explicit style and class...is having a project, being your own man, creativity, a baby, a cookout, a beer, good tunes, good times and making money... Bravo! You Guys RAWK!

@tomtarrant orbs are specs of dust that are blown up in photos taken by digital cameras that some people think are spirits...either the lens was dirty or i'm sure there was enough junk floating around in that place with the condition the place was in originally...but if you notice, there were no "orbs" in the after pix lol...anyway, amazing work...awesome video :-)
So Tom, you bought the property for 135,000. And sold it for 344,000. That's a profit of 209,000. Exactly how much did you spend on materials & labor costs?
If I tell you that I'll have to kill you : )... Lets put it this way, figure what it would cost you to have it done and chop that in half. Happy investing!
@tomtarrant Let's just say you made $209k. Minus Materials: We'll say $50k but I know it's more. Capital Gains Taxes are at least 15%. Selling agents usually around 6%. You made $115,110. Split that with your wife. $57,555. So you make $55.34 an hour. Since it took you 6 months to finish this. I sit on my ass and make around the same. You should come work for me.
@tomtarrant Not really, like sure its a small place but the pictures from before show that you used a big lump of cash to fix the place up, and im not saying bad job it looks great but not a big flip well money wise anyways unless you were paying discount on everything
Way to show amateur Armando how to flip, the house looks 100 time better then the cheap crap that Armando dumps out...although, Veronica is pretty hot to make people buy.
You would be suprised how much bang for my buck I can get. The secret is getting "the look" without spending big bucks. Theres no travertine in this house, only porcelin. The cabinets are from Lowes, the ones you stain yourself. I stained them cheey to look expensive. The granite slab counter I do myself as well, they come prebullnosed from China for $10/sq. ft. Doing all the work yourself drags out the project but its how you make the big bucks. Thanks for the comments! -Tom

on top of 135 grand, another 130-150 grand was invested i'd say, and yeah pretty much the rest is profit. well worth it.
