  • Poplar is also used for millwork. It's a pretty soft wood and easy to machine.

  • I know what you said works great because I've done that myself. I bought a 50 acre lot for $22,500.00 split off two separate lots of 8 acres each and sold each of them for $14,500.00. This left me with 34 acres which I had harvested this past summer and received another $13,650.00 for the timber that was harvested. So in the past 4 years that I've own the property, I made a total of $42,650.00 minus the $22,500.00 I originally paid which left me a profit of $20,150.00

  • Very Cool! I have been thinking about getting a small house on a some land in the country. I am not really a "city girl" but don't know a thing about living in the country either. That is why I am trying to see how it works. Your videos help. I thought I had to get a 5000 gallon stock tank for 4 acres. Haha. Keep the videos coming. :0)

It got me curious about how you got your first property. Were you originally from N Minnesota ? Is your lot level? is it in mountain? any road frontage/eletricity/phone when you first purchased it? Did you personally check out the lot before you put in offer?Why are you looking for smaller land now? What you dislike with owning huge land

  • @alliss2010 I've lived all over the USA. Originally from California. My land is a mix of high & low lands but pretty level with slightly hilly areas. There was road * utilities coming to the property so no worries with that. Yep I walked through the land before buying it. I loved that part of it. It was like a safari pushing through the woods and weeing all the wildlife and plants/trees. I'm moving to be closer to my family and a smaller place is just something I want now. It's an adventure. :)

  • wonderful channel just found your channel 3 nights ago and your videos are wonderful and the awsome part I live here in Minnesota and it is wonderful place grew up here all my life been many places but nothing like home and Minnesota nice. Your videos are very informative I am addicted to all the videos hearing all the great gardening plus tips. I hope do balcony garden for now with eyes looking for farm in future.

  • Hey buddy, thanks for the website address. My wife and I have been thinking about cashing out and heading for the country. We live in PA and land is not as cheap, unless you are in a remote area. Not sure where I'd work if we did that.

  • @pressingonforhim Finding decent work can be the tricky part. If you can get through that hurdle then it's definitely worth the move. The peace and quiet, clear night skies and clean air is fantastic. You could consider other states. Some have boatloads of inexpensive land with homes on them. Not having to pay a mortgage is definitely a money saver and peace of mind. When you finally make the move, let me know ok? I'd love to hear your thoughts after the move. :)

    I have and aunt and uncle living in new jersey they pay alot for living in little communities and its pretty dark at night too but very private. But they have to drive so far to get to work.

  • @sacura605 I retired a couple years ago. I used to own real estate and a couple small businesses. I sold everything and have enough to live off of. I'm not even close to being wealthy, but it's enough to pay the bills at least.

  • Also, if you'd like some help assisting with your tomato growing, I'd be happy to lend a hand! I'm from the UK and you cant urinate in a pot for $8,500, property-wise, although, speaking of urine, I hear it makes an excellent plant fertiliser! No kidding.

  • Hey Praxxus, I made it a point to watch your videos on which property you should go for. In my honest opinion, I think you should stay where you are. You've got so much land for so little money, plus the way things are going financially, I wouldnt mortgage myself at all. You do not want to risk the banks taking your property, which does exist, as a consequence of default on a loan of money, or credit, which doesn't exist, plus interest. You got a really good deal there - treasure it, matey!!

  • awesome, I just got a piece of land in the middle of nowhere and I am slowly transitioning over. Its only 10 acres, but thats big for me after living in a condo in the city. No electricity or water, I use solar panels and a woodstove. I have 2 streams running through the property. Stars are AMAZING at night....totally worth it.

  • Kymkiwi, You're definitely on your way. 10 acres is definitely enough land. I'm looking for less land than I currently have. 10 acres is enough for me. I know what you mean by the stars at night. Sometimes I look up and just stare in wonder. It's really something isn't it? :)

  • @kymkiwi: Wow. You must be the luckiest person. I would love to have 10 acres of property. I have 3 acres of land in the woods. I guess that's good enough for me. It's so quiet out here in the woods. No neighbors, no crimes, and no stress. The only problem is that I think my property is haunted. I'd see black figures darting back and forth from one tree to another. My dogs would bark and howl like crazy. Maybe I will get a priest to do an exorcism on the property?

  • classy64jas, This is the second house. I abandoned the first house after I purchased the second 40 acres because I wanted a house in the center of the property.

  • I checked that site u posted and u really got lucky and a good deal cuz all the other propertys even in MN were in the Millions..I looked nationwide and even w/the economy like it is, everything is still pretty expensive, even the land w/o a dwelling on them...so feel LUCKY, lol

  • Can u call 911 and get an ambulance out there if ur having a heart attack or a bear runs u up a tree? lol...how long does it take them to find ya?

  • Yep we have 911 service out here. It just takes about a half hour for them to get here. I had a runin with a poacher once and had to call 911. I timed them at a half hour.

  • I live in northern Minnesota. It's pretty cold in the winter and the summers are cool, but I hate hot weather so it suits me I guess. :)

  • what sort of temp extremes. here where i live in victoria australia in winter it gets down to about -2 overnight, about 30.f. the day time sees about 15.c/60.f.

    summer can be extreme we had over 105.f for 2 weeks.

    i should start growing things more. my chili some of which is still growing covered from frosts.

  • I use the Balsam Poplars for my timbers and post and beam framing jobs.

    I can't remove any underground vegatative growth or the bog will swallow the area. The poplars aren't any good for dimension lumber but for timbers they are awesome.

    Good plan. I inherited my patch, maybe I should expand.

    I didn't realize poplar trees were so invasive. We have poplars here and I've never really noticed them spreading all that much. Maybe I've just not paid close enough attention. One tree I *used* to have but after much effort finally got rid of was a Silver Maple. Yikes!!! that thing sent up an unbelievable amount of plants from it's root system.

  • Maples have stunning fall colors. Silver maples sell for alot at local nurseries here. :)

  • Building land where I live in Ireland - £1mllion (about US$1.6m) an acre! And that's cheaper than in town.

  • OMG baconsoda!!! Are you serious?? I would agree that Ireland has some of the most amazingly beautiful land I've ever seen, but I dunno if I would pay 1.6 million bucks per acre. wow!

  • Yep, I know a few Irish exiles in USA and Canada who talk about returning to Ireland when they retire to buy a little cottage in the country - they are in for quite a shock! Like everywhere, land prices have taken a hit recently but are still ridiculously high. I would hate to be a young person starting out, the $400k starter mortgage is considered 'normal'.

  • That's incredible, land in my town, where my house is, 50,000 for 3/4 acre...I'm still in the country, I'm on a dead end gravel road next to acres of corn fields and woods but down my road is the lake also. It's getting harder and harder for LOCAL Vermonters to but property here because they can't afford it and Canadians, Jersey and Connecticut are buying it all up instead. My family has been here for generations and hopefully my kids too. Country folks know how to survive it is VERY true.

  • I wish we had land like that in alberta, canada. Any type of land that goes up for sale usually is more expencive then in the city. We had a poplar tree and it was like a weed. We hated it. we tore it down but we have to put posion in it this year. we drill a hole in the stump and inject posion. the only thing that sucks in the hump is going to stay :( its to close to the electritiy box. we also had carpenter ants in it and they were huge look similar to flying ants but they bite. ouch.

  • Crewlla, I've had carpenter ants too. I had the big black ones. They eat so freakin fast! I borke down and bought chemicals for that nightmare. Poplars break in the wind alot and their roots are insane! The only thing I like about them is their bright yellow fall leaf colors.
