Usually having an affair means using deceit and being unfaithful which is frowned upon in most cases by most people. "marriage" is an arbitrary institution that existed long before the bible. There are benefits to getting married and there are draw backs, but I see no reason why two consenting adults can't have sex without conforming to your model.
