Pretty useful series. Nice friendly appraiser (Warning, they don't have time to chat. Appraisals cost very little and they aren't going to spend long at the property.)

One point: "We don't go into closets... we don't go underneath..." Approval letter: "...the appraiser needs access to any attic or crawl space..." Roof space access in two "closets". Crawl space is "underneath". But they're minor points - they aren't looking at your clothes or clutter unless it means they can't see the structure!

"We don't give $20,000 worth of value......." Appraisers don't GIVE anything......they report the market reaction to the amenities...

hugo, you give value "built-ins" such as microwaves but draw a clear distinction between them and stoves. so im wondering what value you extracted from the market for that microwave.

@bos2veg no value is given for built in's. Period. The owner could have a complete built in kitchen which might be included in the sales price, however it is not included in the appraisal.
