  • Well, the comments are more intersting than the video. I am from Nevis live here, spent most of my life in Toronto.

    First off. The man was not a real estate agent he is a surveyor. I know him. I am also familiar with the process of acquiring land. I is not like in north america becasue guess what IT AIN'T IN NORTH AMERICA!! I actually know where your plot of land is. My advise to you is to acqure a different piece up in Hamilton, better view. Follow your dad's advice. Or build on family land.

  • Buying a lot in a builders community and then paying for the house prior to it being built simply removes all the builder's risk.

  • Eh, i think you still have alot of research to do :p . With all that bush you have no idea what the soil is like underneath so once u start buildin there is no tellin what youve got. When it starts to rain you may get sink holes and/or thick mud. Dont but it till you can walk the land.

  • Hope you are buying during the raining season and have checked issues to do with flooding, water table etc.

    If its a place that can get water logged, you will spend more on your foundation, you swimming pool will cost more.

    Also its always better to buy where there is evidence that others are also developing, one sure sign is ongoing construction and residential properties within ear shot., not eye sight!

  • I lived in Okinawa Japan while in the military the Japanese were very nice. They welcomed me and my family. The women were esp wonderful!!!

  • Its a good thing you are doing, two ways you can go really, contract it out or self supervision.

    Contracting is faster, Self supervision is enjoyable and somewhat cheaper if you space it out depending on your schedule.

    You will find that there are some aspects of the work needs experts while most doesnt.

    Direct labor and self purchase of materials will save you loads.

  • Its quite normal for a plot of land to have growth on it. There is nothing out od the ordinary on that matter. It would be important to get definite dates regarding ground breaking for sewage and electrical hookups.

    I am happy for you that you have your land. So when we going down to clear the land? I'd be happy just camping in a tent there. Its all small growth.

  • Map out the area in feet, from the plot map, and walk back to it. Then, place steaks around the lot at each corner, and tie rope or marker tape too, it's a good way to visualize your lot, and see exactly what's on your plot. Hopefully, it's a bad lot (multiple elevations, or drainage area), but good lot lines.

  • well hey person, we ain't 'they' over there. when 'you lot' go out wherever you go and find you ain't paid enough to get a job done it's because you ain't. see some people think when they lookin' at black folks we gonna come cheap, but you take a look at the quality of life in the caribbean, it's high. we pay. you pay or you don't get work done. we know that, because we got respect for everyone, we all 'they' to someone. we all need paying.

  • I'm pretty sure it wasn't meant like that. A lot of people buy land in places all over the world for future villas and summer homes, and it ends up a dud. I've seen it happen a lot in Portugal, Spain, and Mexico. I'm sure it happens everywhere, and there's no harm in being careful with an investment... Especially abroad where you can't be sure what's happening at all times.
