You must not follow my channel if you think the cheap metal railing shown in this vide was the final railing.., Thats funny! I expect to have the reveal video of this project up soon. Check back... I really cant wait to get into my new home and start working on it again. I recently divorced and my children and I are ready for something fresh and new. I have been using your older videos for ideas and trying to duplicate them on the cheap (single mom and all of that) and reuse what I can from our old stuff by making slip covers etc. Just a HUGE thank you for putting your knowledge and your expertise here on YouTube for people like me! xx

I have 2 lives ;-) My real job as a high end professional Designer, and my YouTube world :-) In reality I work for people who have worked very hard to accomplish things in their lives and can afford my services as well as the recommendations I make. IT IS A LUXURY! On Youtube I try to mix it up with what I'm doing in my practice along with low cost design ideas aimed at the average person trying to make things better. This is a real project and yes, Pricey :-)
I'm not sure what you mean by "ghost coating" with lacquer. Is the lacquer colored to get the oak risers that beautiful espresso color? Thanks for always inspiring and introducing new techniques!

What I love about anything you do is that you really do pay attention to even the smallest detail. Everything is so uniform and the whole idea just flows from one room to the other. I love the style and can't wait to see the revealed space!!

I love this! But I have a QUESTION: The windows you covered up...did you finish them on the exterior? Or from the exterior can you still see the windows? I have 6 windows off a family room and one of the six is larger...drives me bananas! :) Love the light it gives, however it throws everything off! And why did you choose NOT to cover the window in family room next to the tv?
Hi @caltic , The Living room windows had plantation shutters on them so we put them in a closed position and drywalled over them. This will give potential future owners the option of reverting if they want to. It looks fine from the outside. The window next to the TV will have custom Ironwork inserted inside and mirror the same size window on the opposite wall. It looks random now but will be beautiful with the ironwork when its all finished. Thanks for asking ;-) RR
OMGOSH, you are seriously gifted! This install is crazy big! So much going on. It's amazing how quickly you went from finishing the last project to being where you are now in this project. You are so busy! I have a tough enough time trying to figure out what to do with my brick fireplace/mantle....and I have been looking at the ugly thing for three years! You are blessed to see beyond the walls. Can't wait for the results!
@NIVPsalm51 .....LOL... Actually, This project has been underway for 10 months. Construction and custom details are very time consuming. For the past year we have been working on 7 projects simultaneously! It's just that the completion dates of 4 of them have been booked back to back. After the reveal of this home next Friday night at 8PM, we jump onto the next install scheduled for the end of the month. #3 is an even bigger project than #2 will be and has been in the works 4 over a year! <3 RR
@robesondesign Oh, well that makes more since. I imagine your clients double-shocked, first after hearing the cost and second after hearing how long it takes. Though perfection isn't cheap or easy.

Lovely design, I'm anxious to see the metal work for the stairs. I would prefer wood with the design of that house. Metal seems cold in such a warm looking enviorment, but I have a feeling it will look great. Whatever happend to the bedroom design you were doing for Arturo trejo?
@hippygram Its in... I just saw it yesterday and its spectacular! Not like anything I have ever designed before. The overall style of the home is "Classic Modern" so I designed the iron railing with geometric shapes that fit the overall direction we are taking. It won't be everyones cup of tea, but it certainly is our clients taste and will add a lot of drama to the home. Regarding Wood verses Iron on stair railing...depends on everything else in the design plan. Its not always a cold look. RR
@hippygram Oh... and MrArturoTrejo's bedroom furniture arrived and they love it. The built-ins are on hold right now but Nancy is working on all the finishing touches for their room. I suspect we'll hear from them soon regarding their plans. Thanks for following up! RR

While I can respect Frank Geary's architecture I am a lot more comfortable with historical trophisms; I love the doors with the transoms and the substantial mouldings. I do wish that skylight was larger but I didn't set the budget. I can't wait to see what kind of chandalier you pick, how it works during the day with the skylight and at night against the dark sky? Livingroom diningroom not very big was the mirror your idea? The sound suffered with all the reflective surfaces

Wow! I wish I knew what their budget was, as I have a tight budget and yet I can't seem to find anyone to help with my kitchen. At least not anything nice or durable. Do you ever tell people hey your budget is too small I can't help you?
I have had three quotes, and am still living with an ugly kitchen because everyone quotes me 10k more than I have. I can't wait to see the next install. I love the mirror in the hallway to open it up.

On top of the cost of furnishings and construction involved, my clients have to include the cost of Design Services as well. Its a luxury to be able to afford a professional design team to remodel your home, but for those who can afford it, Its a remarkable experience. Keep saving your money so you can do it well! when you have more time to film videos would you consider doing a video on different design styles and how we at home could achieve it (best colors and fabrics to choose and any other extra advice)

They are interested in filming my design practice as well as my family life for a Reality Show! I'm still on the fence about it. You know how Reality Shows can go. This project is so exciting--I can't wait to see the completed transformation but I thoroughly enjoy the entire process. My dad is a general contractor and built a couple of homes that we lived in growing up so I think that's where I get it from :) I hope you continue doing these kinds of videos and I also wish I could give this video 50 thumbs up!!!

Being a scrapbooker I MADLY in LOVE with storage, having storage to hide and put tons things away is important so I love that.I can't wait to see the finished project:)

OMGOSH, you are seriously gifted! This install is crazy big! So much going on. It's amazing how quickly you went from finishing the last project to being where you are now in this project. You are so busy! I have a tough enough time trying to figure out what to do with my brick fireplace/mantle....and I have been looking at the ugly thing for three years! You are blessed to see beyond the walls. Can't wait for the results!

@NIVPsalm51 .....LOL... Actually, This project has been underway for 10 months. Construction and custom details are very time consuming. For the past year we have been working on 7 projects simultaneously! It's just that the completion dates of 4 of them have been booked back to back. After the reveal of this home next Friday night at 8PM, we jump onto the next install scheduled for the end of the month. #3 is an even bigger project than #2 will be and has been in the works 4 over a year! <3 RR

Lovely design, I'm anxious to see the metal work for the stairs. I would prefer wood with the design of that house. Metal seems cold in such a warm looking enviorment, but I have a feeling it will look great. Whatever happend to the bedroom design you were doing for Arturo trejo?

@hippygram Its in... I just saw it yesterday and its spectacular! Not like anything I have ever designed before. The overall style of the home is "Classic Modern" so I designed the iron railing with geometric shapes that fit the overall direction we are taking. It won't be everyones cup of tea, but it certainly is our clients taste and will add a lot of drama to the home. Regarding Wood verses Iron on stair railing...depends on everything else in the design plan. Its not always a cold look. RR

While I can respect Frank Geary's architecture I am a lot more comfortable with historical trophisms; I love the doors with the transoms and the substantial mouldings. I do wish that skylight was larger but I didn't set the budget. I can't wait to see what kind of chandalier you pick, how it works during the day with the skylight and at night against the dark sky? Livingroom diningroom not very big was the mirror your idea? The sound suffered with all the reflective surfaces

Wow! I wish I knew what their budget was, as I have a tight budget and yet I can't seem to find anyone to help with my kitchen. At least not anything nice or durable. Do you ever tell people hey your budget is too small I can't help you?
I have had three quotes, and am still living with an ugly kitchen because everyone quotes me 10k more than I have. I can't wait to see the next install. I love the mirror in the hallway to open it up.

On top of the cost of furnishings and construction involved, my clients have to include the cost of Design Services as well. Its a luxury to be able to afford a professional design team to remodel your home, but for those who can afford it, Its a remarkable experience. Keep saving your money so you can do it well! Well .....@Tahlliss .... funny you should mention that.... I am currently in the early stages of negotiations with a Film Production company who wants to do just that! They are interested in filming my design practice as well as my family life for a Reality Show! I'm still on the fence about it. You know how Reality Shows can go. This project is so exciting--I can't wait to see the completed transformation but I thoroughly enjoy the entire process. My dad is a general contractor and built a couple of homes that we lived in growing up so I think that's where I get it from :) I hope you continue doing these kinds of videos and I also wish I could give this video 50 thumbs up!!!

I saw it in your Birthday Wish video to Scott, so funny you should say that !! My favorite part is the hidden storage areas throughout the home. Being a scrapbooker I MADLY in LOVE with storage, having storage to hide and put tons things away is important so I love that.I can't wait to see the finished project:)
