How far from your immediate area do you go for expireds? There are practically none in my immediate area. But going way up-county I'm dealing with a completely different market and becoming familiar would be unbelievably time consuming and very expensive should gasoline prices spike.
@kaleman1999 - sounds like expireds are not worth going after in your area. Maybe with direct mail only but even then, it will still require you to know the area well so you can price and market your listings right.

Expireds beats door knocking. Or even FSBOs. Good way 2 get listing if you know what ur doing.
