If you watch on the Unplugged video Kurt alternated between power chords and regular chords. On the nevermind recording though, its just power chords which gives it a darker feel.

That's the guitar technic called "Mute". Basically you cut the sound off with right hand. You can find a lot of information on the internet about Mute technic. Also check out Jack Johnson songs. He is one of the best guitar player who knows how to mute.
