Bill I'm 22 and I have a deal analyzer sheet that run numbers on properties so when wholesalers send me emails I can quickly tell if its a dud or not. Typically your "green" investor is a first time buyer or someone who just walked away from a kiyosaki/trump event that just hired a realtor. This advice is very helpful for a new investor but actually it would be better to suggest to the new investor to talk to other investors, see what numbers they have, and teach them what an exit strategy is.

FACT !!! Good advice. This is a major part of the reasons why wholesaling is so hard to do nowadays. Regardless how cheap a property undercontract is, buyers who show some kind of interest either kick tires, or twist the screwdriver till you pass em up or the property just doesnt sell. True !! Do your homework very well before you jump on a property or you'll be stuck with it !!
