You're also factually way off the mark. NYC housing stock is less regulated now than at any time since 1974 and the rents have sky rocketed. Without stabilization every last non-yuppie in NYC would be living in the Poconos...no thanks.
There was a time when New York City, my hometown, was truly the greatest city in the world. I think that time has long past now, and we are sinking under the weight of our own bullshit. New York is HYPER-regulating its housing stock, and Landlord-Tenant Court does not even pretend to hold a tenant to his/her contract, so that means no force of law. It just makes housing worse and worse every year. Wake up NYC! Rent stabilization is hurting the folks it was supposed to help - the tenants!
