As far as I know Arno took a loan from Adrian and provided his house as a collateral. Since Adrian needs a lot of money for the "Food for little" commercial he takes advantage of the fact that Arno could not pay his last installment and forces him to repay the whole amount owed - 400.000 € if I recall correctly.
