  • Why bother? You can find used Atco trailers that are three times the size of this, for less than half the price. And you'd at least have something that's structurally sound and won't blow over in a stiff breeze -- something with an actual kitchen and washroom, that's at least built to some kind of minimum engineering standard.

    There's a good reason for zoning laws and HOAs.

  • @MPMiegersYT From what I've heard from tiny home owners, they build their own for a number of different reasons: an aesthetic choice, to tailor it to their individual needs, for better insulation for year-round living and because often it is the cheapest way to get what they want ( especially for those using all recycled/found materials like Jenine who I also profiled in the video "DIY home for less than $3500).

  • @AntisocialVirtuoso They actually built it with the idea of selling it. Jenine already has her own tiny home (See: "DIY home for less than $3500". It's here as a video response) and they both enjoy building tiny homes. Actually Jenine has a new one she built on a boat trailer that I will be posting in the coming month or two.

  • @kirstendirksen How do you insure the tiny house. Oviouslly it doesn't pass building code...so it would be considered an RV. I see the tiny home has plates. What insurance company would cover a home made RV? I can't see this happening.

  • we Britt's have done this for years and call them Shepard's huts, for the farmer to park on any fields and tend to its needs, them move to the next house, I think this is the way forward

  • I Call them Migration Housing

    Why because you can move them to avoid bad weather : Hurricanes, Floods

    They are a neat solution to people being able to afford a Home of there own there more Ideal for single people but also for single parent family's with one or 2 kids

    There also handy due if you change jobs (seasonal) between states your Home & Stuff can comes with you.

    With housing shortages world wide these are simply the best solution to it

    With charities even give the St. Homeless a Home

  • my only concern is the building materials used - things like mdf and chip board etc are unhealthy for humans due to off-gassing toxins (VOCs). Otherwise it is awesome.

Many places require a HUD sticker That's supposed to mean the home was built to a safe standards at the factory Even the unassuming parks have to follow that ruler Forget parking it in a mobile home park that puts on airs Those that have CCR BS of their own sort

  • I love the open floor plan. It is very appealing that you didn’t crowd the inside with unnecessary cabinetry or appliances. You have made plenty of allowances for customization and that alone will make the new owner very pleased with her purchase. A small living space has to be very personal to be livable and your design makes it easy to make that happen. BTW: Are the code restrictions for the trailer dimensions and parking just local or is that pretty much the same everywhere?

  • @MrAnthonyRizzo In many US counties single family zoning laws set minimum size standards: usually from about 260 square feet and up). By building on wheels, many tiny home builders try to get around regulations, but they still are required to find a "legal" spot to park it (i.e. a trailer park). As for parking behind your house or the home of a friend/family member, many counties will allow you to build a tiny home on wheels, but they don't consider it a legal residence. So it's tricky.

  • @kirstendirksen So, in essence a tiny home on wheels is a recreational trailer, much like Park Models, and parking them in a mobile home park legitimizes them as a legal residence, however if I were to build a small permanent structure than it would need to meet minimum size requirements to classify as a legal residence, correct?

  • @MrAnthonyRizzo That is what I understand from many of the people I've interviewed though I think it may vary by county. I've also heard people talk about living off grid in order to get around building inspections (they often are required for hookups).

    This area of the law/codes is so complicated that I'm still not sure I'm clear on it. I read a few very interesting blog posts from a building code regulator (from Colorado) here: sustainablebuildingcodes . blogspot . com (remove the spaces)

  • @kirstendirksen I’ve read that in general building codes tend to be more strict and prohibitive the closer one gets to a busy metropolitan area; that if you don’t mind living out among the cows and cornfields or surrounded by state preserve land that living of the grid is easy, provided of course that you know what you are doing and how. I also read elsewhere how city and suburb dwellers that own homes are building permanent studio apartments in their back yard either for work or for rent.

  • @MrAnthonyRizzo That would make sense that it would be easier to live off grid & off the radar further from metro areas... off the grid, off the radar.

    I've done a couple of stories on the idea of adding "in-law"/rental units to your property. Vancouver was pushing it as part of their EcoDensity initiative (see video EcoDensity Vancouver: stacked homes and "Fonzie Suites" ). And I just filmed another story about a woman who built a tiny backyard cottage & rents it out for extra money.

  • @kirstendirksen That seems like the way to go. Space is at a premium, especially in large cities. The frugal and thrifty thing to do is make your property work for you. I find it fits nicely along the lines of a front yard garden, where the lawn is torn up and a garden planted in its place. Why buy food when you can grow it, or why pay for the up keep of a yard when you can build a rentable unit. Anyway it is more aesthetically pleasing than living in a basement apartment.

  • If they are actually intentionally cutting corners on safety codes, making the houses dangerous, just because they can, I think I would consider them to be a disgrace to the Tiny House Movement. I understand getting around limitations which are unnecessary, ones designed simply for organizations to profit (such as a house's minimum SF restrictions), but people should have enough integrity to meet proper safety standards.

  • the only differrence between my 25 ft mobile and a corporate 25 ft mobile is mine is sturdier and customized. So, mine is illegal, or barely legal.

  • @Phantasmos The rub is proving yours is sturdier/ safer. There was a mobile home manufacturer in this town.They actually tested to failure new roof designs before putting them into production. Until there where HUD standards to build to even the commercial manufacturers where having a hard time getting their products accepted, and even yet there are places where they are still locked out. Like it or not I'm not surprise owner built trailers are having trouble as well.

  • @khalilahinjapan Except that there is no place where the county will let you park it. So you have to stay homeless without a shelter because the rich folks like their zoning and ordinance laws. That way they don't have to look at the poor and unfortunate their monies helped screw in the first place. So all you can have is a piece of cardboard.

  • @consaka1 Just because some places have zoning and ordinance laws doesn't make it so everywhere. There are no such things where I live. I can build whatever however I want and no one can say anything about it, just like my neighbors can do the same. Some states offer more freedom than others.

    PS: A fireplace inside something made out of wood that appears to have no fire safety equipment is death waiting to happen.

  • @Maelstrom777 Have you priced campers &MH lately? The owner/ builder can build one that's as safe, with custom features for less money. Many wood framed homes have fire places, even MH. No rash of deaths due to properly installed fire places. Zoning isn't building code they are trying to circumvent zoning to be able to live in the homes they want to live in, but unreasonable zoning make it impossible, forcing circumvention efforts.

  • I can't stand zoning codes etc. if someone buys and owns a plot of land they should be able to do what they want with it. As long as they're not posing a safety hazard to their neighbors and not being a disturbance (aside from not "blending in") then I don't see the problem. It's like where I live, my neighbors are trying to sell their house and are complaining about the mobile home *across the street* making it harder to sell, even though it was *already there* when they *bought* their house.

  • The legal minimum for a trailer is 13'6" x 102" x 53'.

    But, if you call it a mobile home, the maximum is 15' x 102 per unit, x no overall length limit.

    By per unit, I mean just that, a double wide mobile home is 2 units put together.

    And, a mobile home is legal, in a mobile home park or on farm land.

    So, build it to conform to this standard and you will be fine.

  • @Arabhacks The problem for the owner/builder is proving that are built to standards other than external dimensions. In many places no HUD sticker no parking ANYWHERE. I have an older MH used for storage here that I considered using the chassis to build a smaller energy efficient home on, but that would be a poor investment if I couldn't park it wherever I end up needing to do so. So it will be scrapped.

  • @robbase54 Where is where the law prevents one from going off grid? I could start doing so tomorrow. While I could live off the electric grid, but I'm in no hurry to do so, as it's not yet a budget buster. I'm already my own water & sewer utility, so I have no romantic illusions about being my own electrical utility.

  • @TinnInches I was born, raised, and lived in a house 16' long x 9' wide. My family consisted of 7 people, 8 dogs, 9 cats, and 4 birds...in one bedroom for 27 years. Our town Old Orchard Beach Maine, consists of over 4,000 such houses, ours one one of the largest, and built in 1943 one of the newest. Next door to us is an RV park with 725 motorhomes, most much smaller than our house. Next door to that is another RV park with 400 more RVs...they are 2 of over 30 such RV parks in our town.

  • I'm for downsizing to smaller, more efficient spaces, but this misses the mark. It's prohibitively expensive for a tiny unfinished space, illegal for its intended use (that's not efficient), and all that glass makes it an impractical trailer/camper.

    More important to me, "It's not for me to say" doesn't explain the ethical lapse in selling someone a home you know is illegal and, in your own words, "potentially dangerous."

  • I live in a 3 bedroom house with a livingroom, bathroom, and kitchen/dining room on 2 acres of land with a nice little spot of woods, and it was $29,000. That's 2000 more than this camper thing. It has of course ended up costing more because I got a loan with interest... but I imagine the theoretical homeless person would also have to get loan to pay $27,000 for the camper thing... and then they would need the vehicle to pull it, the gas for the vehicle, and somewhere to put it.

  • @freedomisrising Tiny houses (and I will admit that this one was overpriced; more has been done much more cheaply) are best in areas where the housing prices aren't as buyer-friendly as yours. Where I am I'd be surprised to see a house the size of yours going for under 200 grand.

  • You sold this for $25,000???? Wow, our camper was $8000, 7 years old, and we were 2nd owners. Its much bigger than this. Now, I think this mobile is very cute on the inside, but in Mississippi you can buy a house for that much.

  • I HATE living in a camper! We are always moving due to my fiancee works for the military. So, we bought a camper. I miss our apartment so bad somedays. Its not like we have a small camper, its just that we are such packrats, lol. In the fall I'll be moving so I'm excited about getting to live in a small apartment.

  • I have to say I like Tumbleweed Houses's Tiny-class designs better. Many of them come with more square footage and all of them are a lot more asthetically pleasing.

  • the biggest problem is always police, revenue generation, the fact that there is such a lack of jobs and housing.

  • We spent over a year bumming around the eastern half of the country in a 32-ft trailer. We enjoyed living in it more than the big house we left. We're in a house, again, saving for retirement. Then, it will be time to hit the road again and do the western half. Living in a small space, you are surrounded by your favorite things. You don't have room to keep so-so things, just because you ended up with them. We've begun to collect clutter in the house. It owns us. I can't wait to get rid of it.

I've talked to some people living in campers for the same reasons (to downsize, etc), but I think other people want more customization and something that looks more like a conventional home. After all, campers are built for driving and this one has conventional windows and sliding glass doors. But there are definitely arguments for buying a camper or RV to live in.

  • @kirstendirksen I was thinking this might be better than a camper if your state has personal property taxes. A new professionally built camper would have a huge tax, where this is technically just a trailer so you'd pay taxes on whatever the value of the trailer, so on a few hundred dollars you'd probably pay only a few dollars a year.

  • @lifehackertips Interesting distinction. I had no idea that there are huge taxes on campers, but not on trailers. A lot of people have commented on why not just use a camper. This might offer some explanation. Along with the ability to customized your home more if you build it from scratch on a trailer bed. That seems to be a trend among DIY tiny home builders.

  • @kirstendirksen Yea, but be mindful of the possibility of being slapped with delinquent taxes with interests, when/if it's ever determined you deliberately characterized the true use of the trailer. YMMV but travel trailers depreciate, so the taxes on an older one in good repair may not be that much higher, most trailers are taxed as commercial vehicles. So you have to look at a lot of angles before deciding.

  • @randyjones123 because the original idea is that a lot of people are now moving into these little homes as their permanent residences. so they want to make it as much as like a house as possible, while still maintaining the tiny square footage. even an rv, with all it's luxuries still FEELS like a "camper". something like this feels like home.
