I just got a "request" from an AMC reviewer who told me that the underwriter was "requesting" the value be brought in at sales price. All HVCC has done is shift who is making the "request".
HVCC enables lenders to extort larger downpayments on purchases and to defraud refi borrowers into unnecessary PMI policies and/or higher rates. HVCC is causing unprecedented levels of extortion and fraud on the public.
Restraint of trade, regardless of the industry restrained, is unamerican and dangerous.
You realtors should watch the talk, you keep talking about an appraiser from 25 miles away it will become as for the goose as the gander. Lets be honest here, Appraisers have no clout, no association, the Alabama Appraisers Board is a joke,lead by an incompetent secretary in my opinion. SO, we are all going to have to aim at the same target,
I wonder how much pressure this guy put on his old appraiser to hit the value? Well he is shit out of luck now. Out of area appraisers? If you had an appriaser that would hit the value you needed you would send him to China if needed. You ain't seen anything yet. The crisis will continue and financing will get even harder. Buckle-up you cry-baby money pimps.
While I appreciate your input, it appears that you don't truly understand what you're talking about. I suggest you come into this industry for a year and see the impact first hand. The ironic thing is that as the consumer you foot the bill in lost equity and higher appraisal costs, and yet you speak in favor of it. VA has a system that acheives random selection without any AMC overhead and a very good track record of using the appropriate appraiser within the area. That would be my choice.
From an appraiser's viewpoint, most aspects of the HVCC are good -- i.e., reduced pressure from lenders, no more pre-appraisal "comp checks", appraisal assignments distributed among a group of (qualified) appraisers -- no more favoring just one or two appraisers -- , etc. Most of the problems that have resulted are due to poor/ignorant compliance measures.
Honest hey? Did you see that MARI reports appraisal fraud is up from the onset of HVCC? Statistics don't lie. Sorry.

HVCC is only changing the problem temporarily and giving power to a different group. Doesn't cure anything. Good video.

HVCC is good but we need a good Appraisal Management Company that doesn't take our fees and keeps the appraisers local.
