I need to figure out how to get this house. My partner is now pre-approved, and I have no credit. We need the attorney to show us how we can get this house together. ... I have a partner who has credit, and I have access for the initial costs to start in on a deal. My questions are really how we make the deal happen? Conventional lenders we've approached won't do the deal because they say my credit taints my partners who has great credit who's going in on the deal w me.
@JasonCWaite Hard money lenders do short-term loans to buy and fix-up homes. The loan terms typically range from 6 months to 12 months, and can be extended for a fee. This is how most rehabbers purchase and fix-up their homes. Then, you either flip/sell the house, and the hard money lender gets paid back, or you will need to refinance with a conventional-type lender if you are not able to sell quickly enough. Google hard money lenders in Texas, and a whole bunch will show up.

@JasonCWaite You may have to also use a non-conventional lender, who does long term investor/hard-money loans. What state do you live in?
