Very useful, but why did you use 12.12.12.15 in the access-list is the routers have 12.12.12.12 and 12.12.12.13???

@jdevegac Sorry about the delay, been on a sort of sabbatical... and good catch! I meant to type 12.12.12.13 in the access-list, not 15.
