auto debit is a good idea, that would save the tenants and the property mgmt team lots of time and hassle. No more "the checks in the mail" stories etc.
I don't rent properties but I watch these videos because this man is so funny and entertaining. He should book a theatre and tell his stories, it would be a hoot and a sell out. I especially enjoy his ' voices ' of potential tenants. You can imagine what they look like just by the way he mimicks them. Wonderful.

I think most tenants would balk at "auto-debit" from their checking accounts. Even I would not trust that, what if a landlord is a scumball and drains my account with some fishy/my money reasons after I leave from the state? It depends upon the tenant's level of income.
By the way, we also didnt ask for one penny off the rent for the improvements we made. This is our home and we love it here. The landlord loves the improvements we made. Most people dont give a crap about a rental, I understand that.

He has never asked us to sign another one, because we have been great tenants. We pay promptly every month (not by auto draft) Bottom line is we all trust each other. We have made many improvements, new paint, landscaping, new lighting fixtures etc. We didnt have great credit, but we have been great tenants. Dont miss out on good tenants just because of a credit score.

She doesn't have bad credit just no credit. She's not in debt. Doesn't own any credit cards. Every else checks out fine. Is she a good canidate? Should I give her a lease? Please help. we recently rented our apartment and the lady said shes gonna leave on the 3rd of january and its already 28th of december. she still hasnt found an apartment yet and when i told her if she doesnt leave by the third shell still have to pay rent. and if she doesnt pay we'll talk to a lawyer. That Animal (the tenant ) tell me, that if we take her to court theyll let her stay for 3 months for free. What should we do at this piont.

I tried to provide them with a great apartment and did just about anything to please them and it came back to bite me in the butt !!! I will now use your tips and advice. Thank You for posting this. You have no idea how much it has helped me.
Try to be a little more serious next time.. lol. Interesting take on renting though.

No surprise that bad tenants argue.
What surprised me was good applicants identified themselves by responding, "Oh I'm so glad you work like that. Takes a load off my shoulders."
