1. Finding cheap affordable housing around UMW (not the cracker-jack housing developments) is easy. Find some friends, start early, figure out what seniors are moving out and get their landlords number directly. i never had a problem with this.
2. Brothel law? i've only heard of this in instances where tenants were going to be kicked out of housing anyways. just be respectful and smart.
3. chris music was someone responsible for UMW not being a greater school; we're fortunate that he's gone.
Also, it is not the realtor that makes the decision not to rent to college students. That decision is made by the landlord. The realtor is just an agent.
From my perspective, I have no problem with renting to college students (or anyone else) that will (1) take care of my property and not trash it and (2) pay the rent on time every month.
If you are looking for a place to rent, contact a realtor. Many properties are listed in the MLS, which the realtors have access to.

That law is not a Virginia law, it is a City of Fredericksburg law. Does not apply in Spotsylvania County or Stafford County. Suggest looking for rentals outside the city limits of Fredericksburg to avoid the issue.
If you're looking for a realtor that doesn't have a problem with college students or co-signers, I recommend La Casa Realty on Lafayette Blvd.
Johnson & Glazebrook never showed my rental property. Maybe commission wasn't worth it to them, but they aren't the only realtor out there.

Who is Johnson and Glazebrook to determine what kind of tenants they are willing to show MY property to? That's MY decision, not theirs! I notice that they offer property management--well, they won't be managing any of mine!
There is no VA law that only allows 3 unrelated people to live in a 3-bedroom house. There are limits which apply based on the International Fire Code, but they are very generous.
There may be limits imposed by the landlord, however. The typical limit I've seen is 2 adults per bedroom.

I am an international, graduate student at UMW and even though I am a little bit older than most undergraduate students, being a foreigner made everything even harder. When I asked Chris Music (Int. Students Affairs) about my housing options, he just referred me to the Free Lance; therefore, I started looking for a place with basically no idea about the existing options or simply where to start.
