  • This is great for suburbia, but in a more densely built and populated environment, this advice does not apply.

  • @moaski..Thanks for viewing. It actually holds truer in densely built & populated areas. The more solds the more data you can compare it to...the farther out and if there are not sold comps it makes it harder. You are correct though this is just a guideline that gives you a starting point.

  • Of course you can tweak this around a bit to curtail it specifically to the house you are evaluating. I.E. is your example house a golf course home? Add golf course lot as a criteria. Or is your example home a condo? Start with just this condo complex. Knowing your fundamentals is key and this is a tried and true fundamental guideline.

  • @Matrixdirect78 Find the 5 or so sold homes that meet your rule of 3 Criteria. Take the price per SQFT of each home and add them together and divide that number by the number of homes you came up with. I.E. $125+$135+$129+$131+$130=$650 / 5 = $130….or just give me a call to list your home 512-531-2933. I know great agents all over the US and Canada.
