You do not want to wring the finish mop head out, that is why you are having bubbles in the floor finish. Dip only the tip of the finish mop in the finish, place in wringer and push down lightly on the mop. You know the mop is loaded when the finish does not drip off it.
You can do a scratch text with a coin. If it scratches easy it is more likely to be a soft finish. The location in which the floor finish is applied could tell you also, a location with high traffic should be a high solid finish.
You can pick up the stripping solution on your last pass. You might use a standard mop and bucket to rinse the floor after scrubbing because you want the floor clean and using the auto scrubber to rinse on the last pass will not work well.
You can charge either way, by the sq. ft. [we charge .40 sq. ft.] or estimate your time and charge by the hour add in materials and charge for the job.

Just a warning about hanging pads to dry once cleaned: high speed buffer pads will stretch into an oval shape if hung while wet. You're better off standing them up on a bucket, leaning on a wall. If they stretch, your buffer will vibrate annoyingly at speeds over 1000 rpm.
What we do is after cleaning is to shake them out to remove a lot of the solution before hanging on PVC pipe. To force dry use a wet vacuum and vacuum pad, hang, place in front of fan.

A scrubber, slow speed, side by side, buffer or stripping machine will have a slower rpm such as 150 to 350 and would be used for stripping, scrubbing or polishing. A burnisher will have 1500 to 2500 + rpm's and would be used for burnishing or spray buffing.
Hi I just got a job the other day that has unfinished hardwood floors it is a resteruant and they would like to have there floors buffed. No wax, just buff them. How do I go about this? I own a burnisher what color pad do I use? to throw a no wax shine on it? thanks..
The floor needs to have finish on it. You cannot produce a shine on a bare wood floor. On a resilient tile floor such as VCT you can use diamond pads to produce a shine without finish on the floor - but you can't do that with wood. What are they thinking, is this a restaurant? How is the floor being protected from spills and traffic?
We rinse well with water, using a hose and spray trigger. Rinse out both sides of the pad, shake out excess water, hang to dry.
This has worked very well for many years with no problems and we are able to use the floor pads over and over, then we cut them up for hand pads or mop pads.

1. Ask what finish is on the floor.
2.Go to an area in a closet or along the wall and do a scratch text. The easier it is to scratch the softer the finish is.

That will depend on the floor finish you have on the floor, the harder the finish, the more aggessive pad you might use.
You might start with a white pad, then pink eraser pad, tan pad, to a horse hair pad.
If the scratches are heavy you will need to scrub and recoat.

When scrubbing a floor you will want to use a 175 rpm slow speed floor machine.
The high speed burnisher turns too fast and it helps to have more weight on the front of the machine.

1 - only if it has a finish over the paint
2 - Stripping floor finish off the floor
3 - you apply floor finish and then use floor machines to buff or burnish the floors.
4 - depends. Talk with your janitorial supplier
