@kodiakfred140, I think are you right about due diligence. And I also turn down work because of turn time requirements.

I think some of these amcs and lenders don't want you to have time to exercise 'due diligence', which, as you know, is a big deal with USPAP.

I've had to turn work down because of this turn-time situation. But I would rather do a good job than hurry so I can collect one appraisal fee.
