What about land taxes and maintenance? Average taxes $3/year, for 10 years is $30,000 if they don't go up. What about if undesirables move into the neighborhood. Unless you pay cash I am not convinced it is a good investment.
With so many people losing their homes I bet they wished they never asked for a 500,000 loan knowing now they cant even pay it back so home owners lose
You might want to live somewhere for only a couple of years sure of course but if your going to rent then get a hole in the wall and pay low rent so you can save money for the future as a strategy. If you can find a condo in an upcoming neighborhood for cheap though buy now and rent it out. Then you can move on and your making money on the move. To have a good strategy is to grow deep roots and prosper my friend. =-)
This is the time to buy a house people. I own a 2 family so I have renters pay my morgage. Remember the old saying dont work hard for your house. Let the house work hard for you. Im even going to finish my basement Legally of course to rent that out also. If a house is not for you buy a condo at least its yours and you can make money from it once everything gets back to normal. For lilgirlsj, Yes I like the idea that people should rent for years and pay my morgage >=-) and billls. Own not Rent
Just a thought for you to consider. Your system wouldn't work if not for the renters. If your advice was right for everyone, there'd be no renters.
Renting is not for suckers, it's for people who have certain needs. For instance you're only going to live somewhere for a couple two years, buying could be a tremendous hassle, and if you're not sure what that local real estate market is going to do it could even be very risky.
Renting should be thought of as a hedging strategy.
My system wouldnt work if not for renters? It sure worked for me since I was a renter and I finally realized I was throwing money out the window. If you research before buying anything then youll know what your doing.Your talking about temporary situations and convenience. Thats all fine and dandy until you start seeing that nice big hole in your pocket. =--)
@DJNAMIX noone ever talks about, when saying rent vs buy, buying a home for their family. they always couch the argument in a very selfish me me me, you you you term. i.e. if YOU buy a home for YOU, you should only do it for 2 years blah blah blah, vs, pay cash for you home, since you've bene renting for 15 years, and want to establish a homestead that will remain IN YOUR FAMILY for generations. gee, never see that put forward. yet rich people don't buy houses biannually. hmmm

@worshipthesock you need to look up the word hedging because renting is no such thing. it is simply paying for a service

I am renting but I sure hate it... but the houses are going to have to come down from "crazy high" before I'm going to want to buy one.
