I appreciate your opinion of value. As a broker that lives here, I am always checking the prices & trends that directly affect my business. There have been "comparable" sales that are in the $510-$530K. One on Cresta Ct sold as a bank-owned for $510K. It had been a rental, no upgrades whatsoever, no back yard landscaping & about 600 sf less. One on Monteverde Court closed at $530K & had damage, missing appliances & a pool but no landscaping...

Built by Richmond American in 2005. Nice home! We did just reduce the price to $729,000.

Garth this is truly a lovely home but very over priced. It seems that this model is selling from between $510-$530. The only difference I can see is the pool house - is that worth $250,000? Also there are custom homes on the other side of Verdera that are more grand and that are selling for just $50k more. Seems like the sellers need to reevaluate. Best of luck!
