So on that $33 000 profit, how much did you put in your pocket after tax when you sold the property. I am not from the USA, but over here is a 45% tax on such profits. Which would then be around $18 000. If you re-mortgage the property and take the profit that way, then there would be no tax, correct ?
Better than a real estate course! When we do numbers on deals like this, we do our best estimate, like Charlie did at the beginning, and then DOUBLE IT. That's right, just double it. If then, the deal won't work, we walk. They got lucky on this house, of course, not having a basement makes it easier!

I've read a lot of comments about the pricing, seems a little off too. But I think if you use this video as something to take reference to is OK because pricing is different depending where you live and the situation.

ive done 3 rehab house with my dad and there pricing is all bs dont go into shit u can do i bet they made nothing over $10G on this if anyhing
