You are right! One person cannot play this arrangement. The piano roll is cut to make the piano play like there were four hands playing. This is what's called "novelty piano". This arrangement was composed specifically for player pianos. If you think this is a busy piano, listen to a player piece with the marimba effect!

You'd have to have 36 fingers and hand that could reach an interval of 15 to be able to play this arrangement.
