It depends on how often you use the model in your map. Just imagine that you create a column model for a monastery map, meaning that you're going to use that model several times. There is a huge difference between using only one instance of the model for every column and treating every column as an individual thing. It loads faster, it consumes less memory, performance is better and the BSP takes less space. ;)
What is the benefit to making a model with propper as opposed to just designing it in hammer as is? Some sort of performance boost?

yeah. it's alot easier for the game to render a complex model as opposed to complex brushwork.
