If you have in your contract "Buyer will pay closing costs minus any liens" could the deal still go through even with a 17k lien? Can the seller satisfy the lien out of their proceeds of sale?

he could satisfy the lien but not likely because that means he wouldn't make anything on the sell of his house and most sellers are not even going to consider that,,,,
