Gardner has little signficance to Johnson County besides the New Century Airport. I have run into many religious nuts in Gardner as well. It is a backwards Plains city that is filled with ugly houses that should have remained as corn fields.

Gardner is a conservative cultural wasteland. I haven't advised many people to ever move there.

Gardner might as well be in central KS. The town has been taken over by fundies. The suburbs on the Missouri side are far superior with TREES. Who the heck wants to live on top of a field of corn?

You have to be joking. Most of the houses in Gardner are so poorly built that my architect grandfather advises against ever buying them. If you look at many houses that are over 20 years old in Olathe many of them are already starting to fall apart.

Eastern areas of Johnson County have much better architecture, much better trees, and closer to the Plaza. The MO suburbs also have good character. Gardner is an overgrown farm town that should have stayed rural. It's better than Oklahoma, but I would live in MO before Gardner.

Gardner is where people live in JOCO who can't afford Overland Park, Shawnee, or Olathe.

Gardner will go downhill once the massive Intermodal Hub comes in and brings huge amounts of semi tractor trailers. Also the schools will be overloaded as well. Gardner is extremely conservative.

Sounds like you may live close to the trains. I would be happy to find you home away from the trains. I live over 1 mile from the trains and they don't bother me.
