I don't agree with using a bpo as an appraisor. Their not a licensed appraisor & their oppinion is just that, no different from anyone elses. So in that case it makes them irrelevant in this regaurd. Even if a property has been appraised by a licensed appraiser, an investor usually wants to use their own hand picked appraiser anyway. Audience for an accurate appraisel, get a licensed Real Estate appraiser to appraise your property not a (BPO) Brokers Price Opinion.
