hazeleyes - I do agree with you that across the board there has been a decline in credit. Sometimes this stems from largely uncontrollable forces, such as an illness. But, I come across so many people who simply want to live beyond their means, such as an employee of mine who was basically broke, yet drove around in a benz and had a gucci. Financial irresponsibility is not confined to any group, however its far more pronounced in African-Americans.

One way some people have used to solve their credit problems has been to file bankrupcty. Has that and does that factor in on jraider2's credit background checks? And what are the demographics of those folks who have filed bankruptcy--is it more african americans or people of other races? Just curious...

My question is this: what percentage of people have good credit now in this terrible economic climate-what with high unemployment, lay-offs and job losses which result in not being able to pay your bills to housing foreclosures and such? Seems to me there's a whole lot more"terrible credit" going on nowadays, and I think you'll see it all across the board racially and ethnically.

Landlords can rent to whom ever they like. People must realize that some minorities are a HUGE risk of non-payment of rent which can lead to very expensive attorney fees for eviction costs.

To naturesbrownchild718: in this day and age there is no reason to pre-judge someone based on race, because credit and criminal background checks allow us to ascertain the strength of an applicant. And in the context of non-biased background checks, the African-American tenants I have had have all been excellent.

That being said, using those objective standards, I have rented to very few African-American, because the majority of African-American applicants have terrible credit.

I wonder if any of the housing bureaucrats have eveir actually faced the challenges of being a private landlord and dealing with horrible tenants. If they had they might realize that issues of non-payment of rent and violation of lease terms are far more prevelent in some groups than others.
