  • My aunt took my money ($15000) and she doesnt pay back(no paper and nothing). Shes rich than me. I dont know what was i thinking but im terribly disapointed. And all i know is, when money spoken, people just turns into liars. Religion has nothing to do with it. We are muslim, and she supposed to think after life because god promises the judgement day according to book, but no one remembers what book says if money in their minds.Bad people is bad. Religions are just cover for their real faces.

  • In my experience and without looking at all the replies, always get everything in writing, don`t take cash, keep all receipts. If you get into any trouble, try to deal nicely with them, if they give you any trouble, tell them you`re gonna take them to small claims.

  • What you did was correct. If it's your property and the person renting the space for the sign does not pay you then covering it is the best option. By covering it you don't damage his sign and avoid further legal disputes and you will also know if he is tresspassing if the sign gets the cover removed. Now your neighbors, confront them as nice as possible with a map of your property borders. I had to do the same thing. My neighbor was giving people permission to hunt my land. That stopped fast!

  • Sounds like a whole lot of misinformation and possibly lying. Just go talk to your neighbor. If they just moved in, they should have a copy of the survey. Ask to see it. Forget about the $150 and deal with the bigger issue of that land possibly not being yours.

  • I hear two separate issues. One is the sign owners payment and the other is the neighbors with the property line issue. First is to go to the paralegal office and have them trace the payment they claim that already made (nothing by telephone). I would also get a copy of deed/property lines and sit down with your neighbors and reach a clear understanding. Neighbor feuds often result from misunderstandings and they last long after the issue. It is important to have good neighbors. Talk to them.

  • Sounds like a couple nominal christians to me. I personally never bought into the whole religion thing, but I have absolutely no probelm with people that are religous. If it were me in your situation, I would talk to the secretary again. Find out if the check they "sent out" was ever cashed/deposited. If they can prove it was cashed/deposited by showing you a bank statement then find out the address it was sent to originally. If it was sent to the neighboors, there's your answer. Good luck.

  • In the UK if you would threaten to take a lawyer to court in they would be very nervous, They have to keep a clean record to be lawyers (If im correct in thinking that)

Would probably call the old renter and let him know it is covered and because of nonpayment your old agreement is nulland void, that you may have a new sign renter and the price just went up to 300/yr if he signs the contract and pays quickly! I hear ya on the neighbors too...they are trying to close us off here from 2 sides...lol

    Our land has been surveyed about 6-7 times in the last 11 years.

  • This is really an issue of the lawyer paying you, not the neighbors. The neighbors took the money (if they did) in good faith. I would wait a while to see if they talk about it on their own. But you need to check with the lawyer, and determine for sure where that check went, if anywhere. If need be, they need to cut you a new check. That's their obligation. It's for them to settle with the neighbors on the mislaid check, not you.

  • I am a Christian, I would go and talk to your neighbours and tell them what you know and suspect, if they are Christian as they claim and if they "took" the $150 then they should definately give you the money. In my own opinion the lawyer and his office should have contacted you first right after your neighbours contacted their office. I also think you had a responsible decision by covering up the sign.

  • get a property line layout and show your neighbors where their property ends and yours begins, for the paralegal, sue him lol, just kidding, remove his sign and demand partial payment from his office, create a contract and rent out the spot to someone else. definitely get a grip on the neighbor thing though before you get sues over your own property, sounds stupid but i'm sure it could happen and wasting time in court and money on attorneys sucks as well.. good luck shawn

  • The legal guy will know this also being a lawyer, Send him a copy of the deed as well as a $150.00 invoice with late fees/interest for all the b.s. Hope it all works out and the neighbors don't become a problem for ya....take care Shawn.

  • But really though honesty is the best policy. If someone knows they are caught in a lie or play it off as a misunderstanding then they know what your intentions are and that your willing to ask/investigate about it. If you own the land forth right then your neighbors and the guy that owes you for the sign have absolutely NO CONTROL over the situation. If your neighbor took payment for something he didn't own then the legal guy will have to pay twice.

I'm not going to go over and start anything as she is going to have a kid really soon if she has not had it yet. Its between me and the paralegal.   • take legal action on the lawyer in small claims court. The neighbors have nothing to do with your business with the lawyer and you shouldn't try to involve them either. make no assumptions.

  • I say you put a sign over his sign so that you can still se which lawyer it is but saying something along the lines of "sign closed due to non payment" would let everyone know he does not pay his bills.

  • Don't you have a bylaw official? Who owns what? Where the property stakes are? Is there a signed contract, by all the parties involved? Take them to court, if they won't pay up, or honor their obligations.

  • With regards to the neighbor, I would just ask them, if they inappropriately received the sign rental income. I would then ask the same quesiton of the paralegal firm. As to the paralegal firm, I would just provide them with a demand letter and ask them to pay the amounts owed, including any amounts paid to the neighbor. I would give them 30 days and then take them to small claims court or the Canadian version of small claims court. This action should be very embarassing to a paralegal firm.

  • I've met more that a few people who clam to be Christian's just to get your trust so I'm willing to bet that they are doing just that to you Shawn. If they continue to bother you I would consult the police about it but only as a last resort, there is nothing worse that bad blood between neighbors.

  • i have learned that being nice can sometimes come back on you. i would just tell them if your not going to pay to come get the sign, or it will be taken down. it is not your place to find out where where your money went ,it is up to them to make sure that YOU have it.

  • Covering up the sign until payment is the best option. Be careful about the property line issues. I found out from calling the city about garbage on a empty lot next door to me that since I was mowing the lawn and using a portion of the property for more than thee years without paying rent, that I could apply for squatters rights and get the title to the property. I didn't bother because it's owned by a Toronto Lawyer.

  • Found out awhile ago that always being the good guy ususally has some sort of retribution along the way. Some ppl our there want to nice up to a good guy then stab him in the back..Learned the hard way. You can still be a good guy long as you have a limit to it.. Good Job man..you did right..same as disciplining a kid..they dont take care of something take it away..they get the idea real fast.

  • Looks to me like the neighbor and the lawyer are moving against you thinking they have a claim to it ,i think you should check your lines your deed and ask the neighbour to compare notes ,when we buy we can become a bit territorial so give the neighbour some slack on that and do everything to fix this problem with having friendly neighbour when your done ,the sign is not the big problem just now ,try to make your neighbour your friends .

  • Times are tough, so I understand him not paying. I'd give him more time, so you did right covering the sign. But, I'm concerned about the land dispute. That fence may cause you problems. I'd immediately put a new fence on your boarder with those new neighbors. if you're not sure get a survey. If they claim your land, put up a fence, and it stays up for 7 years, then everything inside that fence becomes their land. At least, that's how it works in the USA.

  • someone build a house on are property and they thought they owned that coner of are land when we owned the land up to the lake. we sold sections off to the other people but not him he just built there and never notifed anyone till my parernts got a devroce the next year. hes payings for the 2 ancers he build onto are property. and he aint a bad person just dosent know how to read a property line.

  • all you have to do is send a 'letter of intent' that describes what they owe, a 30 day notice and it has to be sent certified mail, if you don't get the money you can give it to any collection agency, they take 60%... sure you get screwed but his credit gets totally fucked up. if the neighbors think for a second that one inch of your land belongs to them, get it straightened out..... with a fence

  • @dirtTdude boy Shawn, i think you should get a surveyor out there on the pronto before you need to get a lawyer, this sounds pretty serious, either that or you've gotta find the original certification that came with the deed, one way or the other the neighbor needs to know where the corners of his property are. if you wait he might be able to get an easement on your land.... this same exact shit happened to my uncle- a road to access an outbuilding.

  • I'd be less worried about the rent for the sign than I'd be trying to figure the neighbour's idea about property lines. There's an off hand chance that what is historically understood as property boundaries are completely wrong. When was the last time you had a survey?

    It may be if they are new neighbours that recently bought the adjacent property that they had a survey done. Maybe not. Until you know for certain legally your boundaries I'd tread softly. My two cents. I'm diggin your channel.

  • In the scheme of things, its not a lot of money and not worth getting overly worked up about, but might , as a matter of principle, pursue the debt in civil small claims court, especially if you have a legal arrangement that you can prove. Otherwise, just don't do business with the sign owner/renter if they can't be square and on the level and abide by a legal contract brother.

  • I would send the lawyer a bill for covering and removing the sign explaining that if he pays you he can get out of the covering and removing charge.

    the next people who rent a space for their sign you need to draw up a clear contract before they put up the sign.
