Its not like this.You put residential next to Industrial if u want to grow high tech industry,and to have nice high wealth residential stripe.Commerce should be on the most used avenues,streets,roads,and with subway and buses.
Build Medium/high density residentual/commercial and/or high density industrial at the start unless you know what you are doing.(build medium(including high dencity industrial) at 3k pop and high density(excluding industrial) at 24k.

i put residential and commercial in the main city (medium)
dirty/manufacturing industries in neighboring cities(small)
agriculture in other neigboring cities(small)

I agree with everyone here on the forum. Never put your residental next to your Industrial Zone ok. It should be like this
Residental then commerical and industrial. However, I do enjoy this video

Things to never do:
Put industry beside residentual.
Build Medium/high density residentual/commercial and/or high density industrial at the start unless you know what you are doing.(build medium(including high dencity industrial) at 3k pop and high density(excluding industrial) at 24k.
Build water before you zone medium/high density.
