MY ADVICE: STAY AWAY FROM TIMESHARE AS FAR AS YOU CAN. Their tactics are a form of mindcontrol (neuro-linguistic programming for example). I've been offered many times to work in timeshare... I would do great I'm sure and I could earn up to 100.000 bucks a year quite easy.
But who wants to sell his soul to the devil? Not me. Also the whole business is filled with drugs, prostitution, theft and other criminal activities. NASTY nasty
I've lived and worked in Puerto Vallarta, Mexico for 2 years. Dealing with tens of tourists a day I've come accross satisfied timeshare customers. Most of them were people with loads of money who are able to pay for it. Not all timeshare owners where unsatisfied. BUT... A BIG BUT...
THIS BUSINESS IS FFING NASTY! Many of my direct colleagues and close friends who worked in timeshare business have given me insights in the way they operate. FILTHY! MY ADVICE: DON'T EVEN GO A PRESENTATION.
Timeshares aren't for poor people who want to save a buck . They are for people who want luxury without the hassles and costs of owning a second home . They are not an investment nor a scam . It is real estate that has been marked up by 300 % to cover their costs and make a healthy profit . Example : Condo with amenities cost 250k to build , they will sell 52 weeks for about 20k each for a total of around 1 million . After their expenses they make a 200-300k profit per unit .
I almost feel like taking a gun to my head, like my son might have, for being an idiot and letting Wyndham not only scam me once, but twice. They are ruining our credit and the only way out might be to commit suicide so my husband can collect my life insurance and pay off this timeshare and have money for all the other fees they keep adding. At least I'll go to heaven, not like that scumbag, $2,423,341.00 compensated CEO of Wyndham Vacation Resorts, Franz Hanning!

Timeshares are a scam. Outrageous maintenance costs. Plus you can only use them certain times of the year. Stay away from timeshares people. If you already have one, good luck on trying to sell it. You will never get out of it what you paid into it. These weasels who sell these pipe dreams are bottom feeders. Barely a step above a used car salesman who sells a lemon. Do your research.
Stay away from Timeshares!! They are too expensive, have too many hidden fee's, time restrictions, and don't offer enough flexibility for it's Timeshare owners.. Instead, buy an Exclusive Lifetime Vacation Club Membership for a ONE-TIME FEE.. For detailed info, check out my videos!
200 bucks for an annual maintenance fee?? More like $600! And they can charge assessment fees any time they want, can increase the maintenance fees, and while yes, you can pass them on to your kids ( you may have no choice in the matter), you are also passing on the maintenance and assessment fees to them!

The fact is, you can join vacation clubs that offer virtually every timeshare on the market for rent for less than $500 a week...that's less than maintenance! And you don't have to attend presentations. I'm with primoescapes. They charge $697 for a lifetime membership and you can rent timeshares all year long (instead of one week per year).
Beware of anysort of travel stuff! Here is an example: Lets say a popular resort has 400 units in one building at a popular vacation destination. A year has 52 weeks and if each week is being sold for $25000 to consumers, the resort makes 52 * $25000 = $1.3 Million for one unit. For 400 units, the resort just raked in a whopping $520 Million in cash. With maintenance fees of $1000/year, the resort collects $52000 in maintenance fees/unit/year, totaling $20.8Million for 400 units. Beware!

I'm going to FL this summer and will be passing out business cards and putting them in restrooms and gas station so people can join. I'm thinking that once we have enough people. Maybe up to 2 to 20 thousands. I would like to set up an up coming dates for protesting in Washington and FL. They need to hear our voices. I don't mine taking off 1 month to do this. I'm still upset the fact that they can still scam other families.

I work for a "Timeshare" Where I work there is no maintanance fee there is a free 2yr RCI affiliation and you dont only have 1 week of the year, you could use it any time of the year if you have weeks left plus it is a lifetime membership, if you have weeks or nights left your membership is active and can be passed on, additional to the 20-30% discount on anything on the home resort. ;)
All this on the Mayan Riviera Mexico near Cancun, you may get memberships for anywhere between 3Grnd to 25.
Timeshares are a major waste and the schemes are usually for the rich. No average individual can pay maintenance, yearly fees and so on. It is better to rent a room for a week, negotiate the price with the manager, and choose wisely.
Most time share companies make it seem like an investment. Which it's just a way for the hotel chain to collect money when the room is not used. It's like you pay money for an empty apartment and only use it according to the contract. which can vary. Major waste.
I love going to timeshare promo's. Take their gifts and run. Don't buy into the promise, they are selling nothing but 'air' and what they sell you and what you get are 2 different things. For the initial price and monthly fees you could bank the initial money and use the interest and principle to pay for vacations the rest of your life. What happens right before the TS expires? You get a bill for 'refurbishing' that's huge and in your contract. Save your money.
sorry you feel that way, I am married 2 children. to stay in a nice place and to just call a phone number and they do all the work. is worth millions to me. the maintanance fee is nothing. all my friends love times share and my wife needs a rest from the kids sometimes and so do I. If you are going to vacation at all this is a fantastic way to go considering mine has been payed off and I just went on a cruse, wife and I $300 for the 7 days with everything included..
maint is cool it just pays for the upkeep, insurance, taxes, so the place stays nice and all resorts need them it is like HOA fees. other people take care of your resorts for you. Love it. it is worth every dime and because mine is payed off I pay only 1200 a year and the 300 was for both of us for a week
?only $1200 a year maintenence fees? I could go on 3 or more vacations a year for your monthly fee cost and go to different places. If you think you are getting a deal that's ok with me, but I still think that a timeshare isn't in my best interest.
Well, my vacation time is more expensive than my regular time, paying plane tkts hotel......, so if you like to go to ts presentations just to get some free breakfast and 100 dollar discount on tours, then i think either you have either a lot of vacation time, which makes me jealous, or you just havent looked at the big picture of how much is your vacation time with your family is worth.
I agree with you about the bank thing, and I think that people signing contracts that dont get are morrons

Time share is not a scam, I sold it for years and made good money doing it. Time share resorts are very quick payers and give good bonuses and prizes too like Swiss watches. Why on earth does it get a bad name, its fantastic.
Buying time share is like eating beyond what you stomach can hold.Their sales rep often stretch your imagination and you become blure between fantasy and reality in the 90 minute presentation and their fees and other operating fees and payment are in such small letters that a 600 electronmicroscope can barely pick up.
if you spend money on vacation and do not buy a timeshare you will be @ 100% loss every year you go. I payed mine off after 3 years and now I am winning 2000% because the value is up on my investment and I use it for business and pleasure and I play like crazy. The economy does not bother me one bit because I can still travel like I am rich. i AM NOT RICH..but I travel like millionaire
