Get real. A water temperature of 120° F is well below what is recommended to kill bacteria when washing dishes and so on. That temperature can also allow some harmful bacteria to actually grow in the water contained inside a hot water heater.

Most bacteria is killed at 120F and so will the chlorine in the water.

Ah ah! Most of the time, chlorine levels in tap water are insufficient to kill Legionella as they are particularly resistant. Instead, you would need an ultraviolet device or chlorine dioxide generator that most household heaters are not fitted with. So your best option is still to keep the water at 140F.

Of course, in some cases, the water travelling through the pipes to the faucet will be a degree or two (or maybe more, depending on the distance) than the stuff coming straight out of the water heater.

You might find that the water is a bit cooler than you wanted when it reaches that third floor bath.

Ummm 120 degrees? That's not hot enough for sterilization. If you're going to use your hot water for things like, I dunno, DISHES, getting them CLEAN and STERILE, without ANTIBIOTICS {which are really, REALLY BAAAAD} is a GOOD idea.

Of course, to kill germs on your dishes, the water will have to be so hot it will burn your hands. But if it doesn't burn your hands, it won't sterilize your dishes!

We use dish soap, but that doesn't necessarily sterilize. If you want sterilization, you can use {a} bleach and {b} hot water. That's pretty much it.
