I have rental properties and manage properties in the Raliegh area and the rent range is fair. All of my properties in this area rent for a min. of $950. If you have a good house with a great renovation getting a premium rent is not a problem in Memphis. No one wants to live in a dump.

if it is good rental income and positive cashflow, why didn't you buy it by yourself so that you take the dividends?
