If these Real Estate Gurus are so sure that their programs work, then how come they never offer to get paid on the back end (after you make your first deal). I would gladly split my first deal with a Guru that promised that I would find, fund, fix, and flip a house. None of them do it. They are just selling information that you can get a lot cheaper. One of his associates told me that he gets pennys from his 3 day worshops. Lets look at the numbers: 3 day workshop $1500. There was about 30 in the class, so 1500 times 30 = $45,000 (wow!) one class. Ok, about 15 people sign up for the bus tour, so $30,000 times 12=$360,000. this is just one 3 day workshop. He has about 70 three day work shops over the next few months. He is making over 7 million dollars, PENNYS MY A***!!!!

People take this seriously. A friend of mine and her daughter recently attended his "free" seminar. Initially he said it would cost $3K, was there any takers. Go to sign up it's $750. BUT, the next one cost $25K for his weekend w/Armando and in the meantime the takers were to contact their credit card holders and ask for increases in credit. No refund if a house isn't flipped in 90 days, but to do it all course work and all seminars must be attended. The mentors don't answer their phones.
If I were to teach others about real estate, it would be a face to face instruction only and field work. You would have to come to my classroon, not long distance learning and selling products online.
