yes you can assign contracts, although I dont think it happens much in residential. The laws are pretty similiar, mainly just slightly different practices. For example, normally a 10% earnest payment is expected once the conditions in the contract have been satisfied and it goes "unconditional". Thanks heaps, you have really motivated me to go out there and give it a go.

you are the buyer that will assign your contract to an investor, the seller won't care where the money comes from
never try to explain anything but you are the buyer, that's all the seller cares about, it won't matter where the money comes from

as long as the 10% is not a law, you should be fine, think and perform outside the box
