  • Great! I'm currently in VA but i was born/raised by honest Christ followers in Lexington, SC. Looks like home to me. I would love to start dialogue with some preppers in that area, maybe i can visit some next time i'm down to visit friends and family? I don't have (or want) much money but i'm creative, intelligent, have a good work ethic & enjoy physical labor & recycling.   • I would think that if you bury some connex containers, for climate/saftey and it's affordable. You can build steel shelters above them for a community area or canning or the like. Then share the cost for other projects like solar and digging wells.

  • Start some fish ponds and hatcheries for protein. When everyone is eating venison and it's running scarce you'll have fish. Maybe even soy beans. Wild game regulation will be difficult if not impossible. Dedicate a portion of your farming to provide for wild game. Wild game will be as desperate for safety and food as we will be.

  • @12fitzgerald This piece of land is huge and I mean huge. It has alot of hardwoods on it. What you see in the video is just a small clearing on a very big piece.

  • ic dot org has a listing of places sort of like this where people work togetheron a piece of land, or a farm. There's a few not so far from where I'm at. Might not be exactly the same as what's going on in south carolina, but I figured it was worth bringing up.

  • I think its great idea for people that live in the city. It’s an option that will not be available after a collapse. I would be pretty easy to set up. They could set up a lease, LLC with a board of directors and bi - laws to protect everyone. It doesn’t sound like she is wanting this to be "for profit" situation, but more for "power in numbers" situation. A small business attorney would set this up in no time. I would think she would keep it around 25 with a stringent vetting process.

  • SP1: Sir, just so you know, any decent mathematician who understand celestial mechanics can very easily determine precisely where this property is. Given an approximation as to when this video was taken along with the position of shadows, one can determine the sun's position and with that, determine the exact location on the Earth (or any celestial body). Using the sun's known position relative to the target is the key. Software can capture a still frame and resolve the location in seconds.

  • If I were her I'd only offer this up to folks that I knew very well... If she's going to take anyone the initial commitment would be $2k for 1 person and $500 for each addition person in their group for that first year. That seems like a lot but if you'd be putting in some serious work and stockpiling enough food for that group not to mention building/maintaining buildings and the annual taxes. The annual rate would have to be re-assessed based on lessons learned. My requirements would be that

  • I'd advise her to work "together" with participants to determine what constitutes a bug out event. Be sure to ask the hard questions like:

    Will bug out be initiated by a real time democratic vote or by an "edict"?

    If it's bad in her area but OK at Mr Smith's house, can he be compelled to abandon his home to looters in order to defend hers?

    Can mom bug out with the kids while dad stays behind to defend their home in the hope of not losing a lifetime of hard work to looters?

  • I would worry about not having any legal rights to the property after investing money, time & sweat into it. That would be my first provision. Namely because after the person that owns the property has the land fixed up the way she wants it, there's nothing stop her from saying "get off my land" & even bringing in law enforcement to have you removed. 

  • I'm in Florida and I have found a great group of like minded individuals. Watchmen of America, The Florida chapter is Watchmen of Florida. This the a group in your state? I only mention this because it's in the EXACT same vein as this video. People coming together (safety in numbers) and taking care of each other.

  • Adequate water and sanitation are big issues to deal with. If she can develope lots that have that, like an RV park ,and lease the lots. If it is established as a prepper retreat and people go there to learn and prep, it would be like going to school. Skills would be learned and common bonds would be formed. A shelter from severe weather and food plots. When SHTF the rules will change.

  • Great idea but one that many of us have thought of. If I were a thief and intended to survive a SHTF situation by using others supplies, I'd invest in a small lot in a medium sized public offering. I think a well working group needs to be built one member at a time from the inside out. I wish you luck though and totally enjoy your channel and efforts. May I recommend the AntiTerrorist's channel where you will find things that may interest you.

  • if i was in her shoes i think i would only extend this invite to family and friends that i knew could be trusted. and maybe not just look at those with the ability to make a financial investment in the property but some that have real skills that would be an asset. maybe some could invest money and some their time and talent

  • @ledzepplin23453 My thought as well, well not exactly, But if/when something does happen most will not be able to just jump in a car and take off to some retreat. So my advice would be to become well versed in the ways our ancestors lived, if you know how to utilize what nature provides then you will be able to go to an un populated area and not be worried about buy ins or fuel for generators etc. humans have lived for how long without these things? lol. just a thought

  • That's a great idea as long as you can trust her. In an emergency, the more the better.

  • sell parcels or write a legally binding contract saying what she owes the tenants should they improve the quality of the land by their work/investment if she wants them to leave...not having a contract that spells out everything in detail is asking for a terrible situation.

  • I think that the only real solution is to sell lots so people can set up their own homes. Lets face it, RVs are poorly insulated and don't react well to being shot at which is a real possibility in SHTF. To keep costs down homes should be earthships, Made from old tires and cans, Collects rainwater and reuses the water ie: shower/sink then water indoor garden, then flush toilets. Solar/wind and solar heating. Make it a nice vacation spot too so it can be enjoyed now too.

    I wonder if wouldn't be worth it to go to the planning office and check to see what the minimum lot size would be if she were to subdivide it up, that way she gets paid and we get property. We could sit with an architect and design the safest compound/subdivision/gated comunity with wells, septic, solar etc.

  • I agree with the others, there needs to be some sort of legal contract that ensures that someone that is "buying in" is protected in the event of sale of the property or if the owner decides to throw people off their property.

    I know I would not be willing to help in a project like this unless I knew that I was adding some sort of value to my own future (i.e. a property I could give to my offspring or a property my wife could sell if I were to die)

  • She cannot expect a large financial commitment without very complex legal contracts. I'm not sue what financial commitment she wants but as long as she is benefitting from security in numbers she should not ask for money. It must be under a storage unit contract. Have a signing deposit that gives her a little more upfront but can still be given back if it is a mutual separation. But if they show up one day and remove all their supplies or break a major rule they can lose the deposit.

  • The only way for this to work is for her to build an eight to twelve unit storage building and rent out units to people once they have the group decided amout of supplies to store. This should be a storage unit contract that also relegates a small plot on the land for RV storage. This is the only way to protect people in case of her death and her kids are not on board with this. Make fees small enough to pay off building and still feel like a good deal to someone in case they get kicked out.

  • You don't want people showing up, even if they paid, with or without friends or relatives without food. People that bought in would also have to contribute food monies for LTS foods that were to be stored in a safe place on this property. Like an underground storage full of food. They would be commited with money AND food or not allowed to join. For that price they would get a place to set up the RV, fresh water, and a place to dump sewage. Everyone would share in security.

  • Start with a small trusted group of family and friends. Then everyone works their circle of influence/trust to grow the group, and so on till satisfied. The amount of infrastructure needed for this is vast in every aspect. On a small scale this is workable. On a large scale, there are more negatives then positives and I fear doomed for problems based on egos.

  • I would like to find someone like this here in Southern Eastern WI. I don't have the money to do anything like this but I have the skill sets to be a big asset to someone like this.

  • I would definitely have her meet on neutral territory with people before they were brought to her land. Have a list of requirements/goals written before, so they know what she expects and the needs are. Also have a code of conduct written and how she expects all ages of people to behave. Definitely make sure you know the religious & backgrounds of all potential members. Politics & religion are the biggest things people fight over. Good luck to her & God bless.

  • Hi SouthernPrepper. I appreciate all your videos. You're one of the few who talks on prepping as a group. Seeing that big property that's fairly open, I can recommend having a saferoom, or something to go into (basement or saferoom) if there was a nuclear disaster. That group type of prepping honestly sounds too difficult and risky for me. My instinct says to do for my family and train them, and only after the first severl weeks of SHTF, only then will I seek out survivers who did preper. my 2c

  • I was involved in a similar situation at one time. A few people do all the work and the rest think they are entitled to do nothing cause they paid their money. Nobody will make their kids behave and want to fight when you stop them from destroying property. I can't tell you the number of times we had to work on the toilets cause fools don't have any manners. Dog bit an idiot kid-we almost got sued. Governing committee was elected-worst people in camp. What a waste of time, money and effort.

  • I think a good place to start is a friendly "meet & greet" over a cup of coffee at a local Waffle House. If that goes well, I think the next "phase" should be some good ole backing breaking labor. Maybe you have to chop 10 cords of wood before you get to see the "master plan"? Hard work builds friendships and weeds out the "complainers". I think that would weed out most of the people you don't want in your camp.

  • @zehnsechz Yes for sure...This video was not just about her project but other like minded projects that other people have done already and to give info and feed back to help people wanting to do this on their property and also for the people that need a place like this to camp to weather whatever is thrown at them. Knowdege is power and collectively our experience in life will help people wanting to do this.

  • Sure is some beautiful land throw up some fence and start some cattle ranching I am sure there are some folks that could use some land like that

  • The first thing you do is get reference's for each person. I would have them spell it out on paper why they would like to help out. What it is they are expected to do and what you want in return. Setup some by-laws so there is no misunderstanding for both parties and stick to them.

    You will also need to sketch-out how the area is to be used. What needs to be done first like water, waste, electrical hook-ups. What are the area codes for land improvement.

  • she could always go with more like some campgrounds do with a lot and a membership dues. with the dues a better community could be built with a micro set of utilities with public bathrooms/showers and source of running water. would be alot cheaper and easier to have a bunch of people pay in on a central location for water/hygene issues with a meeting hall for large groups to plan/work/have fun. sorta of a campground for preppers =D God Bless ya SP1 enjoy your vids keep them up!

  • I say keep the group small. 15 to 20 at the most. Also I agree with some of the other comments. Set the rules right up front. I also like the RV Park concept. Sell yearly lot space . Going to be a large upfront investment in sewage and water works. I pray she has someone trust worthy to help advise her.

  • @mysciencenow ... i would run it like a campground with basic fee for residence and then if people wish to use any other community facility they would have to buy in to each amenity with different cost... i would mandate an agricultural effort there to ensure people cultivate more than enough food and that all effort be made to beautify the place as well with flower fields and also build as many work spaces and sheds as possible, and then try to erect some picnic shelters those are great too

  • Don't wanna be the party pooper but if the SHTF actually happen how many here think the government is gonna allow communities like this to work? Preppers always talk about history and how it repeats itself and all that, well, what about Waco, TX and that other famous case...I forget the name...The family moved to a remote cabin and the FBI ended killing a bunch of them. These communities are seen as threats in society, what do you think it's gonna look like during WROL? It's an honest question.

  • @madstoppie Ruby ridge and Waco are not the same thing or about preppers. They were looking for a reason to ban guns, gun shows, dealers, and put survivalist in bad spot light in the media. It back fired on them in both cases and people died on both sides. One thing it did do was let people know that the government will shot U.S. citizens first and make shit up as they go along. Believe me when I say I heard them over secured transmissions making plans to burn mount carmel to the ground.

  • Have a list of skill sets needed, keep the group size manageable (20-30 tops), have the people sign a contract that includes the rules and goals of the community. Group buys of food, supplies and general retreat equipment. Create a "scavenger hunt" list of items the group needs to be on the lookout for a garage sales, flea markets, craigslist, etc... Have a firm buy in and buyout price for potential members. Be willing to refund some food and supplies, if someone quits.

  • TBH it sounds like it could be trouble when shtf. Particularly if someone is more organised than the others. What happens when someone has 3 years supply of rations, and someone only has 3 weeks? It's going to end in a fire fight.

  • WE are in the Southeast and have been looking in the Higher elevations and with a water source,, but this is a great idea and I might look into that. We have medical and building skill, and manyOther skills, we hunt and we make our own ammo now, I appreciaye this. Have her look at the redoubt States and their blogs and how they are constructing community. Have her go to Alt-market ( Dot) com, there are lists of communities being created there

  • RV set up. That seems like the ideal thing. They could drop off a camper for a fee, maybe $100 a month, it would include them bringing there own storage unit, may ocean container with there own lock. They could stay whenever or not ever until SHTF.

    She needs to do a good in dept enterview and personal and work references. Past rental references and job references.

  • Sounds excellent! I live western Pa so it would not help me. But, I have read all the comments and am a subscriber of yours and many of your friends. I think trust is a big part of life that has been lost. When you start looking at a person with fault from the beginning. Then it loses something. Is being a prepper contingent on thinking everyone is out to get you. My grandparents and greatgrandparents depended on their neighbors to get by. Barter,friendship and extending of their hand.

  • it sounds good but knowing human nature like what they said adiroundackprepper and also need to run like a rv camp like other said or like camp grounds , but if you dont work you dont come to it like here hunters working with farmers to beable to hunt on land , Then should only bealoud said number that you agree too, to bring in when you come lets say you have 4 infamily then you can only bring 4 not 8 is my point and also should be run kinds like a prison to a point as in for wepons

BUT, only have it set up like seasonals usually do.. where the SAME people that pay for there spot year round can come back whenever and stay.. for a price either per month, or per 6 months or per year.. ext. BUT of course since there is only so much land.. i would have a set number of RVs and familys planned... unless people decide to leave, ext.

    I used to work a a large RV park, and part of my family still does year round.. Lots of fun HARD work.

  • @arthurlafave Im 24 years old.. and have been prepping for about one year.. on a VERY limited bugget.. and i recently had come across an Xamount of money from my father passing sadly... and i plan on putting it towards a RV for this exact idea.. along with adding quite a bit to my prepping supplies..

  • I'd be reluctant to join up without some kind of legal protection. The property belongs to her, not me. Her power to throw me off the land would basically make her the king of the place and when things get bad, that would reduce me to the status of slave. Nope. I wouldn't invest a lot of time and energy into a place that doesn't even belong to me.

    The best survival community is a close knit group of individual property owners. Those trying to establish their own little kingdom won't do as well.

  • @vention4wh You are absolutely right. I have seen this situation where a land owner used people to fix up the land and then once the land was developed they legally kicked them off of the land. I have actually seen this happen. This is not a good project for us. It is a good project for her, but not for us. To be fair, she needs to subdivide the property and sell off 5 acre plots to those who want to come together for prepping.

  • @johnny102marvin I totally agree with u on this but if it gets really bad even a title to property wont be worth spit if there is no local government. But at least there is some form of ownership. Also at this point u could start some form of land asso to establish replenishing projects or how the land would be used etc.

  • @johnny102marvin Or even two-five acre plots. It could be setup much like an HOA with those who buy into the plots of land would then have a share in working the larger land. What you have done is given people a legal right to own a part of this land but with responsibilities that can be spelled out in the HOA agreement. Very view people will risk a lot of money unless they have real ownership. You might get some people who will put some money into this but not enough to really survive.

  • @vention4wh Totally agree with you...no one wants to be a indentured servant. This can work but it will take a good written plan and some protection of both parties so noone will be abused.

  • She had better have a very serious background check. She had better come up with a list of hardcore beliefs. My Aunt has something similar for Christians here in Louisiana. Satan himself will call himself an angel of light to get on her property and wreak the order. Make sure you start a church and make that a requirement even if shes a Humanist or Materialistic to have church. Eat together and no locked doors... Its like a family

  • Hello SP1, Has your friend thought of masking her project as a small private RV and semi primitive camp ground, to raise money for the project at hand? IF she has a pond,stock it well with some of the local favorite fish and advertise in town on a per day fee to fish the pond. If the catch become very good (like at my friends Puddle in NC) then put a catch limit on the days paid permit. Just a thought from your friend in NC.

  • Two areas where I think that people could help and make a difference for all who would take up that offer.

    1. Help pay the taxes on the property so that burden in that area is lightened for all.

    2. contribute towards machines and stock for planting and storing food. It's great to be able to retreat but you have to eat. Perhaps depending on the numbers that end up coming on it could be a wood gas tractor or something along that line.

  • I have been involved in a project for over 2yrs now, that is somewhat similar....

    I suggest she understand the zoning requirement/rules/laws that pertain to what she's thinking about. Better to play within the rules now, then be forced out of all the work that would be done before getting caught up in the B.S..

    Not only the above posted issues, but the "community structure" that is needed when you put more than 2 people in the same place for more than 5 minutes. "one love" doesn't cut it. j/s

  • @IronRangeSurvival and to add.....the only way I would ever get involved in something like this is with a "land trust" and "contracts"; that included conflict resolutions.

    Again, after 2 years, we haven't even officially broke ground.

  • Cont... and build buildings on it and have my RV there I will have alot invested in case of some problem were she may suddenly want everyone to leave or to sell property or one of many unforeseen situations. I would not want to lose all of that and have to pull out in winter time or during wrol and try to find another retreat. Maybe she should sell lots and use money to develop more lots. Or give me 1 or more lots if i do x amount of work and develop the property. I am speaking hypothetically.

  • One has to be very careful before building and investing much time and money on someone else's Land. I have seen sons,fathers,brothers lose much money and several big nice buildings plus months building and maintaining only to lose it all do to bad decisions and dishonesty or disputes in a short time due to someone elses problems. You walk away with nothing and someone else benefits. So you will need something in writing for all of your time and investment. If i clear and develop her land cont;

  • I live full-time in an RV and have often wished for a place like that closer to my home in California. The are RV parks all over the country that are owned by the RVers who buy a lot or have a long-term lease on a lot. Prices for lots very from $20,000 to $100,000 or more. All depends on location and amenities. She needs a consultant who knows the RV lifestyle and how to develop an RV park. Also, it's not always easy getting an RV park approved. It's not cheap to build one. OK to PM me.

  • I wonder what an interview process would be like for something of this nature?

    I would think that a land owner would want to do an extensive back ground check on ANY person who was going to inhabit their land.

    I would want a financial, criminal and possible work credit history as well as verifiable character references.

    Once they are on your land, they are much harder to get to leave. remember that.

  • I've witnesses property owners loose control of their property by crafty subtenants and literally end up on the streets. Best for her to remain soberly pragmatic and detached emotionally as she moves forward; a fool and their money are easily parted. Yes, lawyers have bad reputations, but when people get stuck between a rock and a hard place, in the real world, a lawyer is her first line of defense, then the accountant. Uncomfortable bed partners I understand, but at least she'd has recourse.

  • I've been around as well, and have seen first hand what can go wrong in small retreats. After she talks to a lawyer, I recommend she go slow and try out a couple of situations first. Then, if she changes her mind for whatever reason, she can back up and regroup, extending herself too much and get some work done as well. She needs to remember that the spouses of 'business partners' could potentially adversely affect her day-to-day life and business as well. Further,...

  • For example, what if she passes or she otherwise looses control of the property via law-suit or family in fighting? What would happen to the investment of the shareholders? She's going to need an accountant and lawyer for sure, to protect herself. Those are her first obstacles. If it goes Mad Max or EMP, all bets are off anyway. But, before then, to generate the seed-money she wants, best to keep it an 'Arms Length Transaction' just incase the sky doesn't fall, haste makes waste. Good luck.

There could be some 30 Day Tenancies, Profit-Sharing and Buyout options that could be structured lots of different ways, depending on the interests of the Sub-Tenant. Fact is, many people live quasi-transient realities. If she's looking for 'hired-hands,' then a dollar amount of labor could be subscribed and credited to corresponding legers. I doubt she'd be able to enforce a fiefdom...

  • the back sweat payment plan: If you have no resources other then your own person, you could offer to work there developing the property or using what ever skills you have. Basicly fill you plate heaping with chores.

    

  • Beware of zoning on RV parks. Water and sewer permits are very cumbersome with government bureaucracy in the way in most east coast states.

    I would recommend talking to your local zoning commission and the local sewer enforcement agency before you move on this project.

    Know the laws and your legal limits before you get buyers for undeveloped RV lots. I would hate to see the land owner have to stop the project and then have to payback lease money that was spent in development of the RV park.

    The basic site of four to five large buildings the Club house most be able to Shelter everyone during Heavy Storm etc...I can make the plans Most Of Sewer System the large scale Kamp Grounds Men /Women Showers and Laundry Buildings at Less Two Sanitation on the roof of build hot water solar units to clean the laundry /shower out with hot water and lye soup but I am on disability with only $11,000 per yr.

  • Wish I could find something like that in Oklahoma. Some of the suggestions sound good. Maybe she could get organized with her local church to see if other members were interested in helping to develop the retreat. I think another great way to get help working the land could be youths in the area that are known to the owner. I know my son is always wanting to go and chop wood and do outdoorsy things, kids can be a great asset with a little guidance. God bless.

  • HEY sp1, I am looking at N carolina and have been told the gun laws in s carolina are shaky. As far as open carry, do you think the laws there are right or what? I want to consider S carolina as a home but am worried about the gun laws. At least in N carolina I know I can open carry without a special permit. Can you open carry there? My friend told me it's shifty. GA is now a long gun open carry state and I'm kinda liking it.
